3-bed/2-bath 1500-sqft manufactured home *including* a 2400-sqft barn/shop with a fully independent habitable space sitting on approx. 4.3 acres w/an eat-in kitchen/island, living room, central air & propane heat. Newer oven/refrigerator and *included* washer & dryer. Three-level, newly-stained wrap-around deck/porch, 40'x60' barn/shop/garage w/ fully-equipped living quarters (i.e. kitchen, 1 additional full bathroom, etc.) and all concrete floors split between the living space and the garage. Animals accepted depending on discussion and fee agreement.

Property being rented as-is. This is a no-frills rental. The 4.3 acres are yours to do as you wish as long as property is not adversely altered in any way and lawn is maintained (unit comes with a large lawnmower). Town has nearly zero ordinances. From a financial perspective, if you are business-savy and hard-working, you can make more money off the property than the cost of your rent. You can use it as cropland, to raise animals, chickens/eggs, etc. The barn can be used as a machine shop or tooling center.

We require three things: that rent is paid-in-full on-time, that the property is maintained as-is and/or improved and that you be kind, considerate and respectful of the neighbors.

Owner is looking for a hassle-free, long-term tenant, so if we reach an agreement you can rent the house in perpetuity. The house is older and as such there are imperfections. Owners do not want to deal with a difficult tenant but seek someone who is willing to do repairs and take care of problems as they arise. Owners are willing to discount the rent for people willing to do repairs as they arise or improvements on the property (replacing old drywall, etc.).

In the last few years, the house has has a new, max efficiency furnace as well as a refrigerator, oven, plumbing, flooring, interior/exterior paint, and a full deck restoration and staining.

The town is pretty relaxed and you will have a lot of liberty to do whatever you wish on the property. It is a beautiful property with ample space, in a tranquil place in the country. As far as we are aware this is one of the few, if not only, house for rent in all of NW Missouri in the actual countryside.
