## 7. Respect and Noise
Both Landlord and Tenant agree to respect each other's work, sleep, and personal schedules.
* Keep music, television, gaming, phone calls, and other noise at a reasonable volume.
* Avoid excessive noise when another resident is sleeping.
* Headphones should be used when appropriate.
* No loud parties or disruptive gatherings are permitted.
* Repeated behavior that substantially disturbs others in the home is not permitted.
## 8. Guests
Visitors are permitted in reasonable amounts.
Tenant agrees to:
* Be responsible for the behavior of their guests.
* Remain with guests while they are in the home.
* Not give permanent keys, codes, or access devices to guests.
* Notify the Landlord in advance of overnight guests whenever reasonably possible.

Both residents shall help keep the shared bathroom clean.

* Clean counters and cooking surfaces after cooking.
* Clean spills promptly.
* Store food in designated areas.
* Dispose of expired food.
* Avoid leaving dirty dishes or food out overnight.

Shared areas should remain reasonably clean and usable by both residents.
Tenant shall not permanently store personal belongings in the living room, dining area, hallway, or other shared spaces without agreement.

Tenant is responsible for damage caused by Tenant or Tenant's guests beyond ordinary wear and tear, to the extent permitted by law.

* Broken fixtures
* Smoke or carbon-monoxide alarm problems
* Property damage
* Any condition that may cause additional damage if left untreated
Tenant shall not paint, drill large holes, replace fixtures, install locks, or make significant alterations without written permission.
