Room Description

Private room available in a quiet 2-bedroom condo in Gresham.
The condo is on the second floor and has a comfortable, private feel with only one other person living in the home. You'll have your own bedroom and share the bathroom, kitchen, and living area.
The home is a good fit for someone who is clean, respectful, and looking for a peaceful place to live rather than a busy roommate house.
The condo has parking available, a quiet setting, and plenty of privacy compared with larger shared houses. Ideally looking for a responsible working professional or student who will treat the home with respect.

The Landlord occupies the property as their primary residence. The Tenant is renting one private bedroom within the shared 2-bedroom condominium.

## 1. Rental Space

Tenant shall have exclusive use of:

* One private bedroom of approximately **126 square feet**

Tenant may share the following areas with the Landlord:

* Bathroom
* Kitchen
* Living room
* Dining area
* Hallways and other designated common areas

Other bedrooms, closets, storage areas, garage areas, or spaces designated as private by the Landlord are not included unless agreed to in writing.

This is a **6-month fixed-term tenancy**.

## 6. Occupancy

The rented bedroom is intended for the use of **one tenant only** unless otherwise agreed in writing.

Tenant may not:

* Sublease the bedroom.
* List the bedroom or property on Airbnb, VRBO, or another short-term rental platform.
* Allow another person to move into the bedroom.
* Transfer this agreement to another person.

Any additional occupant requires the Landlord's prior written approval.

# HOUSE RULES

The purpose of these rules is to keep the home comfortable, clean, safe, and respectful for everyone living in it.

## 7. Respect and Noise

Both Landlord and Tenant agree to respect each other's work, sleep, and personal schedules.

* Keep music, television, gaming, phone calls, and other noise at a reasonable volume.
* Avoid excessive noise when another resident is sleeping.
* Headphones should be used when appropriate.
* No loud parties or disruptive gatherings are permitted.
* Repeated behavior that substantially disturbs others in the home is not permitted.

## 8. Guests

Visitors are permitted in reasonable amounts.

Tenant agrees to:

* Be responsible for the behavior of their guests.
* Remain with guests while they are in the home.
* Not give permanent keys, codes, or access devices to guests.
* Notify the Landlord in advance of overnight guests whenever reasonably possible.
* Not allow guests to effectively move into or establish residency at the property.

Unless otherwise agreed:

**Overnight guests should generally be limited to 5 nights per month.**

Any longer stay requires prior agreement between the Landlord and Tenant.

## 9. Shared Bathroom

Both residents shall help keep the shared bathroom clean.

Tenant agrees to:

* Clean up water, hair, toiletries, and other messes after use.
* Keep personal items organized.
* Not leave wet towels or clothing on the floor.
* Notify the Landlord promptly of plumbing problems, leaks, mold, or damage.

## 10. Kitchen

Tenant may reasonably use the kitchen and appliances.

Tenant agrees to:

* Wash or load dishes after use.
* Clean counters and cooking surfaces after cooking.
* Clean spills promptly.
* Store food in designated areas.
* Dispose of expired food.
* Avoid leaving dirty dishes or food out overnight.
* Not use another person's food without permission.

## 11. Common Areas

Shared areas should remain reasonably clean and usable by both residents.

Tenant shall not permanently store personal belongings in the living room, dining area, hallway, or other shared spaces without agreement.

Both residents are expected to clean up after themselves.

## 12. Smoking and Vaping Policy

**Smoking and vaping are prohibited inside the condominium.**

This includes cigarettes, cigars, marijuana, vaping devices, and similar products.

Smoking outside the unit must comply with condominium/HOA rules and applicable law.

## 13. Alcohol and Illegal Activity

Reasonable lawful alcohol use is permitted.

No illegal drug activity, unlawful conduct, or dangerous activity is permitted anywhere on the property.

## 14. Pets

no dedicated parking space is included in the rent.

## 16. Cleanliness and Sanitation

Tenant agrees to:

* Keep the private bedroom reasonably clean and sanitary.
* Dispose of garbage regularly.
* Avoid conditions likely to attract insects or rodents.
* Immediately clean significant spills.
* Avoid strong or persistent odors that substantially interfere with the shared home.
* Use shared appliances and furniture responsibly.

## 17. Damage

Tenant is responsible for damage caused by Tenant or Tenant's guests beyond ordinary wear and tear, to the extent permitted by law.

Tenant shall promptly report:

* Water leaks
* Plumbing problems
* Electrical problems
* Broken fixtures
* Smoke or carbon-monoxide alarm problems
* Property damage
* Any condition that may cause additional damage if left untreated

Tenant shall not paint, drill large holes, replace fixtures, install locks, or make significant alterations without written permission.

## 18. Keys and Security

Tenant agrees to comply with applicable condominium association rules provided to Tenant, including reasonable rules concerning:

* Common areas
* Guests
* Property use
* Safety

If any provision conflicts with applicable federal, Oregon, Gresham, or other controlling law, the controlling law shall apply without invalidating the remaining lawful portions of this Agreement.
