Application Process
You will be required to visit the rental and fill onsite a physical application and authorization, you may bring a copy of your zillow application. In addition, you must provide copies of government ID of all future adult occupants and their social security cards. Copies of proof of income, copies of car registration, car insurance., birth certificate or green card and a utility bill with you name and physical address.
Deposit
Deposit and 1st month due from tenant to owner upon signing a 1 year lease, the required deposit is $1950.00, and the 1st month deposit is $1950.00, second month is prorated, and the monthly rent is $1950.00 due on the 1st of each month and rent is late by the next day as deemed by California law with $100 late fee if permitted by California law.
Lease 1 year term
1 year lease required by tenant, after 1 year lease end it converts to month to month rental agreement .
Utilities
Tenant is responsible to contact all utility companies and pay for all services, the only exception is water trash and sewer: Owner is only responsible to pay the monthly fee of the usage of Tulare City's wate,r trash, and sewer utilities.
Violations and Violation Fees from City of Tulare Service for Water, Trash, Service
Any violations committed against Tulare City Services that include water trash sewer on tenant's residence will be the the tenants financial responsibility and tenant will be responsible to pay for violation fees that appear the owner's bill and cited by the city as violation committed at tenants residence.
Water usage
Tenant may not use water to wash cars, pools. wash exterior of buildings, driveways or sidewalks.

Tenants may not have any type of pets.
Exterior care
Owner is only responsible for lawn care and garden care in the front of exterior of tenants residence. Tenants are responsible to maintain the backyard clear of weeds and clutter including the cemented area and the rock garden; tenants via sweeping are required to clean cemented areas in the backyard and the front of their residence such as driveway, front porch, exterior windows, and sidewalks. Tenants are responsible to clear their driveway of weeds and clutter. Tenant who fails to maintain exterior of their residence clean and clear of clutter will be required to pay an extra monthly fee of $100.00 for services by owner or their representatives to maintain the exterior.

All vehicles parked in garage or driveway must have car insurance and must belong to tenants, tenants must identify all vehicles authorized on premises to landord/owner.
