Tenant pays all utilities, water, garbage, gas, electric, etc.

This is a non-smoking property. Property is defined as: house, garages, and both front and back yards, including porch and patio... essentially anything that is within the property lines as described in Greene County records. Tenant agrees to the non-smoking policy and will not smoke nor allow guests to smoke on property.

Tenant is responsible for yard maintenance, snow removal.

Tenant is responsible for timely notification of repair/work requests to be completed by landlord. Tenant may not authorize any work to be done on the property. All repairs to any system on property, including, but not limited to, A/C, plumbing, and electrical shall be authorized only by owner/landlord.

Renters insurance is required with a minimum of 100,000 liability.

Lease is for a one year term and is renewed annually for one year terms.

It’s a military town, with Wright-Patterson AFB. It was nothing growing up and going to someone else’s parents and one their parents could be of any nationality. So, you learn different cultures. Finally, the people from Appalachia. Like my parents. Following the factory and Air Force jobs from the mountains of Appalachia. So, Fairborn is a great place to raise your children."
