The unit is conveniently located near shopping and entertainment. Policies: A complete application is necessary from each adult (anyone 18 years or older) who intends to reside at the property. This policy is irrevocable and applicable in all cases without exception. Westie Realty LLC requires $40.00 as a processing fee per applicant to check income, eviction history, landlord history and/or ownership, credit, criminal and personal history. The fee is non-refundable. you cannot cancel the application after the submission. Personal checks are accepted for the application fee (please make checks payable to Westie Realty LLC). Processing of the submitted application will not begin until payment is verified. Processing of property completed applications normally takes 2 working days. However, the application will be processed as quickly as possible (the more complete the application, the faster it can be processed) and you will then be contacted. If your application is approved, you will have 24 hours to submit a security deposit and sign a lease. If the property rents before your application is processed, you may transfer your application to another of our available properties; however, the application fee is non-refundable. Our general guidelines to qualify are that you have a legal and verifiable income of up to approximately three times the monthly rent, approximately two recent years of favorable rental references or ownership and two lines of good credit established with a creditor. The key points which will automatically disqualify an applicant are: 1) negative credit (a general established credit score of 500 points at a minimum), 2) prior or current rental issues (abusive or criminal conduct, prior evictions, or a history of late or incomplete payments), 3) legal employment (we cannot accept undocumented immigrants) or 4) criminal history (we will not accept a prior felon). Also, negative references may keep an application from being approved. Most agreements begin with a 12-month lease. If pets are allowed (with approval, provided they are not on the firm's established restricted breed list), an additional deposit will be required for each pet. Please note that we do represent owners that although they do not have a 'pet deposit,' they have do have a pet fee which is non-refundable. The security deposit and the first month's rent must be paid in the form of a cashier's check or money order prior to occupancy. Upon payment of a deposit, we will hold a vacancy by written agreement. All costs (pet deposit, security deposit, and rent) must be paid in full prior to possession of the unit. This application is subject to acceptance by the owner and execution of a lease or rental agreement and is offered without respect to physical handicap, race, color, creed, sex, national origin ancestry, or marital status. All of our unites are SMOKE FREE; this includes but is not limited to medical marijuana in any form. Disclosures: Westie Realty LLC is a licensed Colorado real estate company.
