**Lease Terms and Conditions**

1. 12 month lease: The lease term begins on 8-29-25 and ends on 7-31-26. This lease is a 12-month lease.

2. The monthly rent is $3,350, due on the 1st of each month. Payments are considered late after the 5th of the month and will incur an additional $100 per calendar day the rent is late.

3. A minimum credit score of 660 is required to be considered.

4. A security deposit of $3,350 is required. This deposit will be held in accordance with state laws and returned upon lease termination, minus any deductions for damages or unpaid rent.

5. The tenant is responsible for paying Electricity, Gas, Water, and Cable. The landlord is responsible for trash removal, and lawn care.

6. The tenant is responsible for maintaining the property in good condition. Any damage caused by the tenant or their guests must be repaired at the tenant's expense. The landlord is responsible for major repairs and maintenance.

7. Only the individuals listed on the lease agreement are allowed to reside in the property. Subletting or assigning the lease is prohibited without the landlord's prior written consent.

8. Cats are allowed with prior approval and a non-refundable pet fee of $200.

9. Smoking is prohibited inside and outside the property.

10. Notice of intent to vacate must be provided in writing at least 30 days prior to the lease end date. The lease may be renewed upon mutual agreement.

11. The tenant is required to maintain renter's insurance with a minimum liability coverage of $100,000.

12. The landlord reserves the right to enter the property with prior notice for inspections, repairs, or to show the property to prospective tenants or buyers.

13. The tenant agrees to abide by all community rules and regulations provided by the landlord or homeowners' association.

14. This lease agreement shall be governed by and construed in accordance with the laws of Connecticut.

15. There is an additional $550 move-in fee.
