1 bed 1 bath, appx. 600 ft unit on the ground floor of our home. Full kitchen, shared W/D, and private entrance.

20 minutes from Nederland on the Peak to Peak, very close to Brainard Lake and other Indian Peaks trailheads.

Property is at 9000'. You'll need 4WD or AWD in the winter. We're on septic. You must be self-sufficient.

Water is included in rent. You pay electricity. There is no trash service; we haul our trash to the Ned transfer station. Internet is available through HughesNet (slow) or Starlink (fast). If you want Starlink, I will buy and install the equipment, and we can split the monthly fee.

Small pets are negotiable, with a deposit. Available first week of September.

Minimum 8 month lease.
