-a great central location, close to everything, but private enough that you don't hear a busy road

-2 car attached garage with a NEMA 14-50 240v plug for an electric car
-very cheap utilities (2 shared walls, LED everything, tankless water heater is extra efficient and never runs out of hot water!)

-tall 9 foot ceilings everywhere

-a water softener for your skin maintained by the owner

Perhaps the best things about this place are the terms though, I promise you're not going to see these anywhere else:
#1 I don't charge any ridiculous fees. No convenience fee, admin fee, luxury package fee, application fee, background check fee, credit check fee, etc. Also, your one month's rent deposit is fully refundable minus professional carpet cleaning.
#2 You're allowed to have pets, and NO pet rent! They don't pay their rent anyways right?
#3 Lease length is negotiable, month to month after that.
#4 I will NEVER raise your rent! That's right, if you are a good, normal, responsible, paying tenant I will never raise your rent regardless of how much my expenses go up.
#5 I will offer a large discount if you prepay for future months, .5% per month you prepay for. For example, if your rent is $2600 and you paid for 10 months up front, I'd give you 5% off that total, making your monthly rent $2470 and saving you $1300. You're welcome to take me up on that offer whenever you'd like, it's not just a "move in special". I'm not a property management company trying to nickel and dime you for every little thing, I'm a regular person that will live in this beautiful place myself if I don't rent it.
Tenant is responsible for electric, gas, water, sewer. I'll cover the HOA.
