This property is owned by the Chautauqua County Land Bank. The Land Bank is a not-for-profit group established to help revitalize neighborhoods throughout Chautauqua County. These properties are offered below Fair Market Value with the understanding the purchaser will complete significant improvements to the homes. By selling these properties below Fair Market Value purchasers are asked to pledge a reasonable investment for revitalization which they will be contractually obligated to fulfill. The successful offer will be approved based on the TOTAL investment pledged. The total investment will be calculated by adding the purchase price and the pledged improvement costs together. All offers are reviewed and approved by a board for the Land Bank. All offers must be cash with no contingencies and all properties are sold in "as is" condition with no expressed or implied warranties.     "It is almost impossible to get in and out of your driveway on Martin Road. If you ever need to park on the street you are doing so at a high risk of damage to your vehicle, I live very close to this listing and have experienced nothing but problems with the traffic this road brings since I moved into my home a couple of years ago. Also with the children walking by going to or leaving school, you are sure to find lots of garbage in your front yard left by them, if they do not destroy property in your front yard. consider this before purchasing on this road, there are many other homes available in this general area that are off this main road."
