*Term of Lease:
The term of this lease shall be for a period of one (1) year.

*Rent:
Tenant agrees to pay the Landlord a monthly rent of $4,900 due on or before the first (1st) day of each month.

*Security Deposit:
Tenant agrees to pay a security deposit of $4,900 prior to taking possession of the property. The security deposit will be held in trust by the Landlord and will be returned to the Tenant within thirty (30) days after the end of the lease term, provided there are no damages beyond normal wear and tear and all rent and fees are paid in full.

*Utilities:
Tenant is responsible for all utilities, including but not limited to water, gas, electricity, internet, cable, and trash collection services.

*Pets:
Tenant is permitted to keep pets on the property. Tenant agrees to pay a non-refundable pet fee of $500. Tenant is responsible for any damage caused by pets and for ensuring pets do not disturb other residents.

*Smoking Policy:
Smoking is strictly prohibited inside the house and on the property grounds. Violation of this policy is grounds for lease termination.

*Maintenance and Repairs:
Tenant shall maintain the property in good, clean, and habitable condition and promptly notify the Landlord of any repairs needed. The Landlord is responsible for major repairs and maintenance, excluding any damage caused by the Tenant's negligence or misuse.

Within walking distance to movie theaters, nice restaurants, ice cream and frozen yogurt shops, drug store and grocery stores. Hiking trails right outside the entrance to the community. Also within about 2 miles of the I-15 which has a carpool and toll road south to San Diego (10-15 min. drive) and north to surrounding destinations. Also has highest rated school district in the county!"
