1. Rent & Payment Terms:
Rent is due on the 1st of each month and considered late after the 5th.
A late fee of $50 plus $10 per day thereafter until fully paid.
All rent payments must be made via online payment, bank transfer, or check. No cash accepted.

2. Security Deposit
Security deposit of $1800 is required at lease signing.
Held to cover unpaid rent, damages beyond normal wear and tear, and cleaning if needed. No portion of the deposit may be used as last month's rent.
4. Maintenance Responsibilities
* Keep the home clean and sanitary.
* Replace HVAC filters every 90 days.
* Mow and maintain the lawn unless otherwise stated.
* Promptly report leaks, electrical issues, or safety hazards.
* Maintain water softener/salt if applicable.
* Winterize outdoor faucets and hoses.

Landlord Responsibilities:
* Maintain major systems: HVAC, plumbing, electrical.
* Structural repairs and exterior maintenance.

5. Garage/Shop Use

8. Smoking Policy

Smoking permitted only outside and all waste must be disposed of properly.

9. Utilities & Services:
Tenant responsible for:

* Yard care (if specified)

Landlord responsible for:
* Well and septic maintenance
* Major repairs

10. Septic System Rules
Tenant agrees to:
* Flush only SEPTIC SAFE toilet paper.
* No wipes, feminine products, grease, or food down sinks.
* Use septic-safe detergents and toilet paper only.
* Report any slow drains or gurgling immediately.

Damage caused by misuse = tenant pays for septic pumping/repairs.

11. Entry & Access
Landlord will give 24-hour notice for non-emergency entry.
Emergency issues (fire, leaks, etc.) may be accessed immediately.

12. Insurance
Tenant must carry renter's insurance with at least $100,000 liability coverage and provide proof within 7 days of move-in.

13. Parking
All vehicles must be operable, insured, and parked in designated areas.
No parking on grass unless approved.

14. Peace & Quiet
Tenant agrees not to create excessive noise or disturbances.
No illegal activity on the property.

15. Move-Out Requirements
* Home must be professionally or personally cleaned.
* Carpets professionally cleaned.
* All trash removed.
* Keys returned by last day of lease.
* Shop and yard left clean and free of debris.

    "I've lived here for five years. It is a town with of about 6500 people. The schools are great. Most people commute to jobs in Lawrence and the Kansas City Metro via K-10. A few commute to Topeka. The people are friendly and most people are actively involved in the local Christian churches of which there are several. Holy Family Catholic Church is the largest community by members with 350 families. They are building a new church building in 2014. In the past 5-10 years new churches were built by the Methodist and Baptist communities as well to meet the needs of the growing population. All of the school buildings are new and very nice, but property taxes reflect that they were paid for with bond issues. Eudora has many community events and parades throughout the year that are well attended. There is strong support for sports and extracurricular activities. FItness is important to community members who can be seen walking, running and biking throughout the town. There is a farmers market and several produce stands throughout the summer selling fresh vegetables. The schools are widely recognized for their academic achievement, and they also do a great job with children with special needs or challenging gifted students. It is a safe town with low crime. Many new neighborhoods have been built in the last 10 years to meet growing demand. Lawrence Memorial Hospital opened a doctors office with in-house physical therapy and a pharmacy. The grocery store is under new management. They are a willing partner with local groups. Several new businesses have moved into the business park on the East side of town on the north side of K-10. Lawrence is building a K-10 loop that will run south of Lawrence and connect to the I-70. Kansas University is only 10-15 minutes from Lawrence, and Kansas State University opened a satellite campus in Olathe about 20 minutes East near the K-10 and K-7 interchange. There is an active arts and music scene in Lawrence. Eudora is a great community!"
