Large, beautiful 2 bedroom, 2 bathroom, 1268', detached unit with private enclosed yard.

Open house Wednesday (Sept 9), 4 PM to 6 PM at 138 S beech St, Escondido.

Large 2 bedroom, 2 bathroom house with interior laundry room (tenant to provide washer and dryer), private enclosed yard, HVAC, a pergola and off street parking for up to 5 small vehicles.

Tenant pays portion of water/sewer and trash.

10 month initial lease. At end of initial lease duration, if living situation is working, the lease will be renewed. We desire a long-term tenant but want both parties to determine if the living situation is working. Lease extension and rent increases will be compliant with AB1482.

Looking for long term tenant.

Tenant qualifications/requirements:
- No evictions ever, no exceptions.
- No bankruptcies ever, no exceptions
- Non-smoking/non-vaping (tenant cannot be smoker/vaper)
- No drugs
- Verifiable income 3 times the rent with sources of income for the last 12 months. Minimum income is $9,000/month.
- Great landlord references (No recommendation or OK recommendation does not satisfy this criteria)
- Good credit as reflected on the credit report
- No violent, drug related, or child related convictions. Criminal background check is part of application process.
- No more than 2 previous residences in the previous 5 years (exclusion for military members)
- Must have renter's insurance.
- Tenant responsible for care of unit and yard. If you do not want to care for the yard, tenant can hire someone to take care of the yard.

No subleasing allowed.

Maximum of 5 people.

This is a non-pet unit. We use PetScreening dot com and abide by AB-468 (emotional Support Animals).

We do not accept applications without having viewed the unit. The application is considered complete when it is completely filled out, a PetScreening dot com profile has been completed, and the application fee has been paid.

It is H3 Properties policy that all heating/cooling/ducting is professionally cleaned at move out at tenant's expense if an animal has been in the unit.
