Evidence that applicant has the financial ability to pay the rent along with their other obligations.
Proof of income showing a rent to income ratio of 3 to 1 in the form of pay stubs, W-2 form, tax returns, bank statements, LES, assistance or other documents.
Fully completed application from each applicant. We are unable to process applications if information is missing, illegible or if not all applicants/guarantors have applied. Incorrect/misinformation/missing information may delay the processing of your application or may disqualify you as a prospective renter.

FEES AND INITIAL PAYMENTS
Application fee: $40/adult, a breakdown of which can be provided upon request
Application fees are used for the cost of screening and review of applications and are non-refundable
Administrative Setup Fee: $30, due 1 month after move-in.
First Month's Rent: Due a minimum of 48 hours prior to move-in date
Security deposit: Due at signing

    "I’ve lived in this area for the past 20+ years near Flying Point Park and it is a really nice part of Edgewood to raise children and it’s a pretty quiet and close knit community. I would definitely recommend anyone looking to move in the area to look into Harbor Oaks, Lord Willoughby’s Rest, Otter Creek Landing, or Forest Oaks!"

There are some gang related activities going on in Edgewood all together not many playgrounds for little children or swimming pools."
