We collect "first month's rent" (pro-rated if moving in mid-month), "last month's rent," and the equivalent of a month's rent as a refundable security deposit. We do require tenants to have "renter's" insurance. Tenant puts electric power and natural gas bills into their name (both mandatory) and then makes their own choices about how much or how little cable TV and/or internet access they want. This property is strictly non-smoking and pets cannot be accommodated. There is uncovered parking for two vehicles. We hand over a very clean property at the outset of a lease and we require to receive a very clean property back at the end of a lease, including mandatory professional carpet cleaning.
