Renters Insurance Requirement: Tenant(s) must maintain a renters insurance policy with at least $100,000 liability coverage, naming the Landlord as an additional insured. Proof of insurance must be provided before move-in and upon each renewal. Failure to maintain insurance is a material breach of this Lease.
Lease Rules and Addendums
UTILITIES ARE PAID BY TENANTS.

1. Drug-Free Housing Policy Tenant, any member of Tenant's household, guests, or other persons under Tenant's control shall not engage in the unlawful manufacturing, selling, transferring, possessing, using, or storing of any controlled substance or drug paraphernalia on or near the Premises. Any violation shall be considered a material breach of the Lease and grounds for immediate termination and eviction.

2. Cleaning and Maintenance Responsibilities Tenant shall keep the Premises
(including bedrooms, bathrooms, walls, doors, floors, and all areas under Tenant's use) in a clean, safe, and sanitary condition at all times. Tenant is responsible for regular cleaning of their respective areas. Upon move-out, the Premises must be returned in the same condition as received, except for normal wear and tear. Failure to maintain cleanliness may result in deductions from the security deposit and/or additional cleaning charges.

3. Pet Policy No animals or pets of any kind shall be kept on the Premises without the Landlord's prior written consent and execution of a separate Pet Addendum. Any unauthorized pet will be considered a material lease violation. (See Pet Addendum section below if a pet is approved.)

4. Damage Responsibility Tenant shall be responsible for all damages to the Premises, fixtures, appliances, or property caused by Tenant, household members, guests, or invitees (beyond normal wear and tear). Tenant must promptly repair such damage at their own expense or pay Landlord's reasonable costs to repair or replace it, including service fees. Failure to do so may result in deductions from the security deposit and further legal action.

5. Nonpayment of Rent / Eviction Rent is due on the 1st of each month. If rent is not paid when due, Landlord may deliver a written 5-day notice to pay rent or vacate (A.R.S. 33-1368). If Tenant fails to pay within five (5) days, Landlord may terminate the Lease and pursue eviction under Arizona law. Tenant understands they may be removed from the property in the timeframe allowed by Arizona courts.

6. Squatter Rights / Unauthorized Occupancy Tenant acknowledges that they occupy the Premises solely under the terms of this Lease and have no rights as a squatter or adverse possessor. Tenant expressly waives any potential claims to squatter's rights or adverse possession. Any holdover after the lease term or termination constitutes unauthorized occupancy and will be removed according to Arizona law. Tenant agrees to cooperate with Landlord in any legal proceedings for removal.

Tenant Responsibilities:
Keep pets, vaccinated, and under control at all times.
Immediately clean up all waste in yard and common areas.
Pay for any damages, odors, fleas, or extra cleaning caused by the pet(s).
No aggressive breeds or animals that disturb neighbors.
