The renter will pay for all utilities.
Maintenance of the yard/grounds is the renter's responsibility.
We are open to ideas for re-landscaping the backyard without removing any fruit trees. If you would like to do this yourself we will happy to pay for reasonable supplies.
Rooms are painted but can be changed in certain rooms with owners approval.
