Looking for good, clean, long term residents who will appreciate our charming properties and attentive service.

Our company is selective of the people who are approved. If you have a bad rental history (unclean, damages, late rent payments, negative landlord feedback, etc), spotty employment or a criminal background history that was violent or sexual in nature, please don't bother applying because we will not approve you.

All of our properties require a security deposit along with first month rent before moving in. You must have an otherwise positive verifiable rental history and stable employment. Depending on the rental / credit and housing history, you may be required to pay the final month of the lease upfront. We offer a program where we accept a 10% larger rent payment during the first 10 months that applies to the final month of the completed lease agreement so that the final month rent is paid in full. We do not apply security deposit toward final month of rent. Most of our tenants receive their full security deposit back upon move out.

The prescreening questionnaire is free and once you make the decision to rent from us, you will have to go through the full application process. The application fee is $55 per person, which covers the screening service charges for background checks.

All of our properties are strictly non-smoking.

Small Pets are welcome with a $25 pet rent per pet. All pets are subject to community HOA / management approval (if applicable) prior to lease. We are dog lovers too, but our insurer will not allow dogs larger than 35 pounds or breeds with a negative reputation (you know which ones) nor large reptiles / exotic pets.

SAVE 20 on the 20th. Our company also offers the opportunity to save and additional $20 per month. By making their rent payment before the 20th of each month we allow tenants to take a $20 discount off the rent.

Lawn care is included in the rental rate.
