All of our properties require a security deposit along with first month rent before moving in. You must have an otherwise positive verifiable rental history and stable employment. Depending on the rental / credit and housing history, you may be required to pay the final month of the lease upfront.
Upon your inquiry, we will send you a prescreening questionnaire to fill out and return to us in order to schedule a viewing. There is no cost for the prescreening.
All of our properties are strictly non-smoking.
Small Pets may be considered with a $25 pet rent per pet. All pets are subject to community HOA / management approval (if applicable) prior to lease. We are dog lovers too, but our insurer will not allow dogs larger than 35 pounds or breeds with a negative reputation (you know which ones) nor large reptiles / exotic pets.
Because this house has real wood floors, we will not be allowing dogs without an additional pet damage deposit in addition to our standard pet rent policy of $25 per month.
SAVE 20 on the 20th. Our company also offers the opportunity to save and additional $20 per month. By making their rent payment before the 20th of each month we allow tenants to take a $20 discount off the rent.
Lawncare is not included in rent rate. A landscape contract will be required and the owner will subsidize a portion of it. We do not permit tenants to mow the grass themselves. Lease will require payment of additional outside professional lawn maintenance.
Subsidized internet service will be provided in addition to the rental rate and will be added to the rent.
A portion of the electric bill will be subsidized to account for tenant in the apartment portion of the home.
