About this House

Recently remodeled home with fresh paint, beautiful hardwood floors, ceiling fans, and attached garage. Easy access to highway 1417 for trips to Denison, Sherman, or Dallas for shopping or work. It takes just minutes to reach Grayson County College.

Successful tenants will meet the following criteria.
(1)criminal history - no felony convictions such as violent or sexual oriented crimes or drug manufacturing or sales;
(2)previous rental history - No evictions within past 5 years, no more than two late rent payments per year in most recent rental unit, must have left in good standing with no property damage;
(3)current income - monthly income shall be 3 times the monthly rent;
(4)credit history - credit score of 600 or higher;

A one year lease is required.
Tenant is responsible for all utilities and yard maintenance.
This is a no-smoking and no-pets property.
Tenant pays all utilities.
Tenant maintains the yard.
Tenant changes AC filter every 3 months.
Tenants are required to obtain and maintain renters insurance with the owners listed as also or additional insured.

There are various dog stations, like poop bags, downtown. The stores will put out a water bowl for the dogs. There’s a lot of things to do with your dog. They have a festival just for dogs in the spring. You can take your dog trick or treating and dress them up. I love living here with my family and three dogs. "
