The Premises is part of a duplex residential property, meaning it shares a building with one other separate dwelling unit. The leased unit consists of three (3) rooms, presently configured as follows:
- Two (2) traditional bedrooms
- One (1) additional room currently set up as an office, which may be used or converted into a bedroom at the Tenant's discretion, provided no structural modifications are made.
Tenant acknowledges that this setup is reflected in the current rental rate and agrees to maintain the integrity and cleanliness of all rooms regardless of their chosen use.
TERM
The term of this lease begins on the 1day of month or date leased signed, 2025, and:

TENANT RESPONSIBILITIES
Tenant agrees to:
- Maintain the Premises in a clean, sanitary, and orderly condition at all times.
- Dispose of trash and garbage properly.
- Prevent accumulation of debris, pest infestation, or hazards.
- Comply with health, housing, and fire codes.
Failure to comply is a material breach of this Agreement.
GUEST POLICY
Tenant agrees not to permit guests to stay longer than 14 consecutive days or more than 21 total days in any 6-month period without prior written consent from the Landlord.
SUBLETTING
Tenant shall not assign this Lease or sublet any portion of the Premises without prior written consent from the Landlord.
RENTER'S INSURANCE
Tenant is encouraged to obtain renter's insurance to cover personal property and liability. Landlord is not responsible for damage or loss to Tenant's personal belongings.
ALTERATIONS
Tenant shall not paint, remodel, or otherwise alter the Premises without prior written consent of the Landlord. This includes mounting fixtures or making holes in walls.
NOISE AND CONDUCT
Tenant agrees to maintain a reasonable level of noise and conduct at all times. Quiet hours are from 10:00 PM to 7:00 AM. Tenant shall not disturb neighbors, particularly given the shared nature of a duplex.
UTILITIES CLARIFICATION
The following utilities are included in the rent: Internet. Unless otherwise agreed in writing, Tenant shall be responsible for payment of all other utilities including electricity, gas, water, trash, and sewage.
MOVE-OUT PROCEDURES
Upon vacating, Tenant shall remove all personal property, return all keys/remotes, and leave the Premises in clean condition. Landlord may perform a final inspection within 48 hours of move-out.
