PROPERTY DESCRIPTION
The Premises is part of a duplex residential property, meaning it shares a building with one other separate dwelling unit. The leased unit consists of three (3) rooms, presently configured as follows:

- Two (2) traditional bedrooms
- One (1) additional room currently set up as an office, which may be used or converted into a bedroom at the Tenant's discretion, provided no structural modifications are made.

Tenant acknowledges that this setup is reflected in the current rental rate and agrees to maintain the integrity and cleanliness of all rooms regardless of their chosen use.

TERM
The term of this lease begins on the 1day of month or date leased signed, 2025, and:

Ends on the ___ day of ______________, 20___ (fixed-term lease)
Tenant shall vacate the Premises upon lease termination unless otherwise agreed in writing.

RENT
Monthly rent is $3000, due on the 1 day of each month.
Rent shall be paid by: X Check Online Cash X Other: Cashier's check
Grace Period (optional): Landlord provides a 10-day grace period.
Late Fee: May not exceed $50 or 5% of monthly rent, whichever is greater, per C.R.S. 38-12-105(3)(a).

SECURITY DEPOSIT
Tenant shall pay a security deposit upon execution of this Lease, determined as follows:

- For rental terms longer than three (3) months: $3,000.00
- For rental terms of three (3) months or less: $1,500.00

This deposit secures performance of Tenant's obligations. It may be applied to unpaid rent, damages, or other lawful charges.
In accordance with C.R.S. 38-12-103, the deposit (less deductions) shall be returned within 30 days (or 60 days if specified in writing).

PETS
Pets are allowed with prior written approval. A non-refundable pet deposit of $200.00 is required per pet. Tenant shall be responsible for any damage caused by pets.

UTILITIES AND SERVICES
The following utilities and services are included in the rent:
- Internet (for the first 3 months)
-Electricity (for the first 3 months)

PARKING
Parking is available to the Tenant on or near the Premises. Tenant shall use designated areas and comply with any posted rules.

NO SMOKING POLICY
Absolutely no smoking of any kind is allowed inside the Premises or within 20 feet of any door, window, or intake vent.

MAINTENANCE AND REPAIRS
Tenant shall promptly notify Landlord of needed repairs. Tenant shall be responsible for damage caused by misuse or neglect. Landlord shall maintain habitability as required by law.

TENANT RESPONSIBILITIES
Tenant agrees to:
- Maintain the Premises in a clean, sanitary, and orderly condition at all times.
- Dispose of trash and garbage properly.
- Prevent accumulation of debris, pest infestation, or hazards.
- Comply with health, housing, and fire codes.

Failure to comply is a material breach of this Agreement.

GUEST POLICY
Tenant agrees not to permit guests to stay longer than 14 consecutive days or more than 21 total days in any 6-month period without prior written consent from the Landlord.

SUBLETTING
Tenant shall not assign this Lease or sublet any portion of the Premises without prior written consent from the Landlord.

RENTER'S INSURANCE
Tenant is encouraged to obtain renter's insurance to cover personal property and liability. Landlord is not responsible for damage or loss to Tenant's personal belongings.

ALTERATIONS
Tenant shall not paint, remodel, or otherwise alter the Premises without prior written consent of the Landlord. This includes mounting fixtures or making holes in walls.

NOISE AND CONDUCT
Tenant agrees to maintain a reasonable level of noise and conduct at all times. Quiet hours are from 10:00 PM to 7:00 AM. Tenant shall not disturb neighbors, particularly given the shared nature of a duplex.

UTILITIES CLARIFICATION
The following utilities are included in the rent: Internet. Unless otherwise agreed in writing, Tenant shall be responsible for payment of all other utilities including electricity, gas, water, trash, and sewage.

MOVE-OUT PROCEDURES
Upon vacating, Tenant shall remove all personal property, return all keys/remotes, and leave the Premises in clean condition. Landlord may perform a final inspection within 48 hours of move-out.

MAINTENANCE REPORTING
Tenant must report any major issues, including water leaks, electrical faults, or structural damage to the Landlord within 24 hours of discovery. Failure to report promptly may result in Tenant being held responsible for resulting damages.

ENTRY BY LANDLORD
Landlord may enter the Premises for repairs, inspections, or emergencies with reasonable notice as required by Colorado law.
