Please read through the following FAQ's:

What are the requirements for applicants?
If one or more co-applicant(s) do not meet the following requirements, the entire group applying will not be approved.
Income: The total household income must be enough to cover the monthly rent and to cover the rest of your monthly expenses. We do not have a 2 or 3 times the monthly rent requirement.
Credit Score: Your credit score does not have to be perfect. Keep in mind that with the high number of applicants for any given property, you will most likely not be approved if your score is below 600. Scores lower than 600 are not an automatic disqualification, as we look at WHY you received the score you did. We recommend obtaining your own free credit report online. This will let you know what is on your report and begin making any necessary payments or corrections. There is a $20 fee per adult applying for any rental, which covers our cost of obtaining a credit report. You may NOT submit a pre-printed credit report with your application to waive the $20 fee. NO EXCEPTIONS.
Rental History: The more rental history you provide on your application, the better. Full addresses, Landlord names, and Landlord phone numbers are required. If you do not have any rental history (moving out of your childhood home, leaving military service, etc.), that is not an automatic disqualification. However, the deposit amount may be increased. No one with evictions on their rental history will be accepted. NO EXCEPTIONS.

Do you accept co-signers?
We will not accept co-signers for any property we rent. Anyone who submits an application must reside at the property after signing the lease. NO EXCEPTIONS.

Who needs to fill out an application?
Every prospective tenant aged 18 or older must fill out an application. Applicant signature is required on page two, or we cannot legally obtain a credit report and the application will not be processed. NO EXCEPTIONS.

Where can I get an application?
1. At any showing you may attend.
2. In person at our office: 730 Tennessee Street, Vallejo

How may I submit an application?
As the $20 fee (cash or money order accepted during business hours) for the credit report is due at the time of submission, you must submit applications in person at our office at 730 Tennessee Street, Vallejo. Should you need to submit an application outside of our office hours (9:00-12:30, 1:00-5:00 Monday-Friday, 9:00-1:00 Saturday), you may place your application and a money order (no cash) in an envelope and put it in the drop box located on the front porch of our office. We do not accept applications by FAX, email, mail, or fee payments by credit/debit cards or personal checks.

How long does it take to process my application?/ How will I know if I m accepted?
As we process every application that is submitted for a property, the time frame varies depending on the number of applications we receive. You will be informed of the date a decision will made. Please do not repeatedly call or come into our office to check the status of your application. We realize looking for a new place to live is stressful and usually on a tight schedule, but please be patient.

Do you accept housing assistance, such as Section 8?
Most of our rental properties do not, however there are some that do. As it is at the property owner s discretion to do so, each individual property has different criteria. Should housing assistance be accepted at a rental, it will be noted in any advertising.

Do you accept pets?
As it is at the property owner s discretion to do so, each individual property has different criteria. Should pets be accepted at a rental, it will be noted in any advertising. There will be an increased deposit if pets are accepted, the amount depending upon the size and type of animal. Service animals are always accepted, with the proper certification and documentation.

How long are open houses, when scheduled?
All scheduled showing are specific time, NOT OPEN HOUSES. Showings last approximately 20 minutes. Please arrive promptly, allowing time for travel and to find parking. Parking is not allowed in the driveway, parking lot, or alley of any available rental. Please call (707)557-4805 no more than 1 hour ahead of any scheduled showing and listen to the outgoing message to confirm it has not been cancelled

Can I schedule a private showing of a rental?
Due to the high number of prospective tenants, no private showings will be scheduled.

How long will the property be available?
Usually less than two weeks, often less than a week. With the current rental market being very competitive, we receive numerous applications within 3 days of posting any advertising. While we process every application we get, submit your application ASAP.

What s the neighborhood the rental like?/Are there any problems in the area?
As it is highly unlikely that a member of the office staff lives in the area immediately surrounding any available rental, we cannot answer these questions with any accuracy. We recommend visiting the Vallejo Police Department website or other online services that will provide you with this information. We also recommend you arrive early or stay after any scheduled showing to explore the neighborhood and make your own observations.

What is the deposit amount?
The deposit will be at least the amount of the rent. It may be more, depending on your credit report and rental history.

What is the total move in cost?
The total move in cost will be the amount of the first month s rent plus the deposit amount. This must be paid by cashier s check or money order. Subsequent rental payments may be made by personal check, money orders, or electronic funds transfer. Credit/debit cards are not accepted for any payments. Should you move in after the first of any given month, your second month s rental payment will be prorated to the total number of days remaining from the move-in date for the first month.

What is the length of the lease?
Most residential leases are 6 months, then month-to-month after that. Very rarely, a property owner will want a 1 year lease.

How big/what is the square footage of the rental?
To avoid misinformation or confusion, we do not provide a specific square footage for any rental. You may measure room sizes if you attend a showing.

6 month lease, then month-to-month thereafter. Security deposit will be at least $1350, it could be more depending on your rental history and credit report.
