Description

I've been running a furnished rental through advertising and websites for several years. It's been a wonderful experience that has worked for clients as well as myself.
Roanoke, Texas is just north of Ft. Worth. It's about 10,000 people in a much bigger metroplex area. Cute town with a pedestrian friendly restaurant district.

The apartment has a private entry to an upstairs 2b (queen beds) 2bath unit. 1 bedroom is a master with private bath. Kitchenette, induction cooktop, micro, full size fridge, Island and kitchen table, dishes, flatware and pans. Living room furniture with smart TV. Wifi is included but my renters need their own service (streaming account). Includes all utilities, wifi and off street parking.

I've hosted various people relocating that need a mid-term length stay for different reasons. I'm familiar with contract workers and that some 90 day contracts end without warning. I've adjusted by prorating rent. It's never been an issue.
Some of my House rules:
No Pets.
No Smoking of any kind on property including drugs vape and hooka.
No Sublet.
Payment made with Zelle.
All occupants are named on the lease.
Be kind and respectful to each other.

This is a residential area on a quiet street. Super Walmart 1 mile away. I live in the house on ground level and have a full time job.
Thank you for any information you can provide about yourself. Job, credit history, agency, reason for moving and length of expected stay. Most of my renters have extended their stay for various reasons. Going month to month beyond the lease has been workable. It gives renters convenience and I ask for 30 days notice if possible.

Please provide information about your employer and intended length of stay. Most of my clients come for working a contract that sometimes ends earlier than expected. 90 days is normal and I can accommodate for longer. Either way I ask for 30 days notice to move when possible.
This is a furnished unit that includes utilities, wifi and off street parking. Deposit is equal to monthly rent. Refundable 30 days after move out and pending property condition for damage. I use a basic lease form that provides your emergency contact information. Some personal and employment history.
Rent is due on the 1st of the month and late after the 5th. Late charges apply starting on the 6th.
Credit check is provided by Experian. If you've been a student or lack credit I understand it may not reflect where you are presently.
The house is a 2 story. I live on ground level and the upstairs is made to be a private unit with its own entry. It's been a good set up for renters.
People named on the lease are responsible for their conduct. Disruption or bad behavior will result in the lease ending.
