Application & Occupancy Rules:

Rent Payment & Late Fees:

Refundable Deposits & Financial Liability:
- The Security Deposit is refundable, subject to deductions for any damage restoration and professional cleaning determined by the move-out inspection (less normal wear and tear allowed based on lease length).
- Note on Extended Liability: In the event that damage restoration, repair, or smoke remediation costs exceed the total value of the security deposit, the tenant shall remain fully liable for the remaining balance and all associated legal or collection fees required to restore the property.

Utilities & HOA:
- Landlord Pays: Legacy Portfolio HOA monthly dues and professional pest control services.
- Tenant Pays: All utility services. Utilities are not included in the rent. Tenant is responsible for Gas, Electricity, Sewer, Water, and Trash, as well as any optional subscription services they choose to add (such as Internet, Home Security, Cable/TV, among others, not exhaustive list provided here). Maintenance Expectations:
- Tenant is responsible for keeping up and maintaining the interior of the house, fixtures, appliances, and all additions (including EV chargers, solar panels, garage door openers, remotes, and smart devices) in good, working condition. Tenant is financially responsible for expenses incurred from any tenant-caused damages.

Parking Rules:
- The property includes a 2-car attached covered garage. Per HOA regulations, residents are required to park their first two vehicles completely inside the garage.

Pet Policy & Restrictions:
- Limit: Maximum of two (2) domesticated dogs or cats only. Prior written approval from the landlord is required.
- Pet Rent: An additional $50/month pet rent is assessed per approved pet.
