Tenant is responsible for all utilities (electricity, water, and trash/garbage). Home is wired for ADT Security and activation is required at tenant's expense. This is a smoke-free home (no smoking inside).

Tenant is responsible for routine yard/land maintenance (lawn care and general upkeep). Occupancy is limited to one household of 4 to 5 people. No subletting under any circumstances. Overnight guests may not exceed 30 consecutive calendar days without written notice/approval from the Property Manager.

Lease term is 12 months/long-term unless otherwise stated in the lease.

Pets may be considered on a case-by-case basis (indoor/outdoor). Pet screening and current vaccinations are required. Pet deposit varies by breed and size. Tenant is responsible for any pet-related damage to the interior/exterior, including repairs/replacement and/or professional cleaning, especially for any flooring damage or odor resulting from pet waste.
