1. Property

Landlord leases to Tenant the newly constructed residential property located at:

The Premises is a new-construction Accessory Dwelling Unit (ADU) consisting of one (1) bedroom and one-and-one-half (1 ) bathrooms, with exclusive use of a front yard and side yard, and separate electrical and water meters.



2. Term

This is a fixed-term lease for one (1) year.

Upon expiration, tenancy shall convert to month-to-month under the same terms unless terminated by lawful written notice.



3. Rent

14. Compliance With Law

Tenant agrees to comply with all applicable federal, state, and local laws and ordinances.



15. Governing Law

This Agreement shall be governed by the laws of the State of California.



16. Entire Agreement

This Agreement represents the entire understanding between the Parties and may only be modified in writing.
