Description
We are pleased to present 1256 S. Westgate Ave in a prime West Los Angeles submarket just a block south of Wilshire Blvd and adjacent to Brentwood, another premier rental pocket of LA's westside. The subject property is a 10 unit apartment building built in 1960. The building boasts an excellent unit mix including (7) 1 bed / 1 bath and (3) 2 bed / 1 bath units spread out over 7,391 square feet and sits on a 7,202 square foot LAR3 zoned lot. 1256 Westgate is a unique value-add opportunity in one of the best rental pockets of Los Angeles. With approximately 72% upside in rents a future investor will benefit from a well located asset and long term growth potential. LA's Westside has continued to prove to be one of the, if not the best, rental pockets in all of Los Angeles. With continued rent growth and low vacancy rates renters continue to seek out opportunities in the immediate area surrounding the subject property. With Santa Monica directly to the west, Brentwood directly to the north and Westwood just a short distance to the east, the property is strategically positioned. Area amenities include high end restaurants, bars and nightlife along with shopping and a robust office market making it a perennial economic hub in Southern California. The location and rental upside make this an opportunity to own a generational asset in one of LA's best neighborhoods.

"Love this neighborhood... calm, quiet, friendly. Lots of space and nature feelings. Would reccoment to anyone."
- Yves R.
- Resident

"Unlike nearby areas, Sawtelle, especially South of Santa Monica, is less densely built and populated, and has a nice neighborly feel. I know many neighbors by walking my dogs here... the only thing I wish is that the area was closed to through traffic, because the 405 freeway underpasses at Santa Monica and Olympic create a giant funnel where everyone drives like mad trying to shortcut through our neighborhood. The new Expo line has done nothing to cut that traffic. "
- Ashersackman
- Resident
- 4y ago
"There is the Bonsai festival and the Oaxaca festival, but there are always events going on on Sawtelle with all the stores and restaurants"
- Sambulo K.
- Prev. Resident
- 4y ago
"That it is a great neighborhood. The schools are great It is near UCLA and Santa Monica college It is near the 405 freeway and the 10 freeway The rent is high but worth it There are shops and the VA hospital. There might be the homeless loitering around in the neighborhood and that is why the rent is high Cops are visible It is not far from the beach."
- Patziandkahliljoseph
- Resident
- 4y ago
"It’s walkable with nearby restaurants, shops, movie theaters and a farmers market, library, community garden. "
- Quentin H.
- Resident
- 4y ago
"The immediate neighborhood is anchored around Stoner Park which has a skate park, dog run area, municipal pool and tennis courts. The area has a mixture of single family homes and apartment buildings. "
- Shiv G.
- Resident

"Close to little japan town and metro stop. Short drive to all attractions- Santa Monica, Beverly Hills, Venice, Culver City, Westwood. Quick and easy freeway access. "
- Ashersackman
- Resident

"Oban festival, Oaxaca festival, outdoor movies at stoner park, gallery openings at Giant/Kid Robot, Rocky Horror Picture Show at the Nuart Theater"
- Pattieschleicher
- Resident

"Stoner park hosts community events regularly. There’s also a community pool there. Few churches of various denominations host community events as well. "
