In addition to gathering areas that promote indoor/outdoor living, there are two well-appointed bedrooms, a 3rd bedroom furnished as a dedicated office, a separate TV lounge/den, a sparkling renovated full bath with heated floors, two-car parking, ample storage, and an expansive enclosed rear yard.

The open, airy living and dining rooms are dominated by vaulted wood ceilings and a wall of windows that frame the private rear yard. Level-out access to the patio and yard provides wonderful indoor-outdoor flow.

Guests also love the dedicated office, nicely separated from the main rooms and has sliding glass doors that open to the back yard. It is a private, quiet space furnished with desk, seating and accessories, perfect for working from home.

The recessed TV lounge is a perfect cocoon for streaming movies or quiet additional office space. A 52-inch ROKU TV is provided.

Fully-stocked kitchen has new stainless steel appliances, toaster oven, microwave, pour-over coffee maker, good knives (!), plenty of dishes and cookware, and a custom walnut counter for prep and eating.

Both bedrooms have luxurious beds, high-quality 100% cotton bedding, down comforters and pillows, lamps, dressers, rugs and closets. King bedroom has a premium Avocado mattress and dual zone mattress warmer. Queen bedroom has a Keetsa memory foam mattress, woolly blankets and individual reading lights.

The pristine updated bath has a skylight and heated floors. It is stocked with hair dryer, hand soap, shower gel, shampoo, conditioner and lots of nice towels.

The spacious back yard is surrounded by trees, privacy and fresh air.
BBQ grill, dining furniture and outdoor lighting invite al fresco dinners on the patio on warm Seattle evenings.

You can also walk to Jackson Park, which features public golfing and nature walks.

LEASE TERMS
- One-month minimum preferred. Please contact host to discuss your specifics.

- Utilities are included in monthly rent.

- Full background check + soft credit check.
Owner will accept a comprehensive reusable tenant screening report made available to the landlord by a well-known, credible consumer reporting agency if less than 14 days old.

- Tenants must have 700+ credit score

- Gross income must meet or exceed 2.5x monthly rent.

- Off-street parking for two cars is included.

- Sorry, we cannot accommodate pets.

- Smoking is strictly prohibited anywhere on the property. This includes tobacco, marijuana and all other drugs.

- Parties are strictly prohibited.

- First month's rent and deposit are due at time of signing rental agreement.

- Subsequent rent is due on the first of each month by electronic payment.

- Late payments will incur a charge of $200 per day and will be deducted from deposit.

- If payment is more than 7 days late, the rental agreement may be terminated and you will be required to vacate and pay outstanding rent and late fees due. Late fees continue to accrue until move-out and cleaning are complete, and are not refundable.

- Coasters and placemats must be used for drinks, dishes and food containers on all surfaces. Numerous coasters have been provided throughout the house.

- CLEANING FEES:
$300 for move-out cleaning, deducted from deposit.
Interim cleaning every two weeks is required and is done at owner's expense. This interim cleaning includes: Vacuuming and mopping throughout home, light cleaning of bathroom and kitchen, cleaning and tidying of all surfaces. It does NOT include deep cleaning, laundry, changing sheets or arranging guest belongings. Additional services may be arranged directly with the housekeeper at guest expense if desired. Arrangements will be made for the owner's housekeeper to come at guests' convenience.
Costs for any extra cleaning needed at move-out that goes beyond typical move-out cleaning will be deducted from deposit, including any stains, damage, excessive soil/laundry/dishes/trash, dirty BBQ grill, baked-on debris on stovetop, oven, microwave, pots and pans, etc.
Typical move-out cleaning is defined as dusting, vacuuming, mopping, cleaning all surfaces, laundering bedding and towels, re-making beds, cleaning kitchen, running and emptying dishwasher, clearing out and cleaning refrigerator & freezer, tidying up furnishings and accessories.

- Open flame is strictly prohibited anywhere on the property, including candles smoking, fire pit, hibachi, fireworks, etc.

- Furnishings may not be moved or added without owner permission.

- Alterations and repairs of any kind may not be made without owner permission.

- If anything needs attention or repairs, please notify owner immediately.

- Laundry detergent is provided. For the health and comfort of all guests, it is not permitted to use fabric softeners, dryer sheets or scented laundry products of any kind.

- Dish soap, dishwasher detergent, hand soap, pantry basics (salt, pepper, sugar, oil, vinegar) and cleaners are provided. Kindly leave remainder of these items at the property for other guests.

- Starter quantities of toilet paper, paper towels, tissue, shower gel, shampoo and conditioner are provided. Kindly leave remainder of these items at the property for other guests.

- Do not hang towels on doors or doorknobs.

- Electric vehicles may not be plugged into house outlets; unfortunately the electrical system does not have capacity to accommodate. There are EV charging stations nearby.

- Fireplace is not operational and cannot be used.

- All doors and windows should be checked to make sure they are closed and locked at night and when you leave. It is easy to forget to close the bedroom windows and the office sliding doors.

- The heating system is very effective and heats the entire house. It is generally sufficient to keep the thermostat at 66 degrees while at home. Please turn thermostat down to 62 at night and when you leave the house.

FOR STAYS LONGER THAN 30 DAYS:
In addition to the move-out cleaning, an interim cleaning will be arranged every two weeks at an additional expense of $150 per visit. Guests/tenants may pay the housekeeper directly, or this can be deducted from your deposit.

CHECKING OUT:
You do not need to clean the house or do the laundry; here are just a few basic requests:

- Remove all your own food items from refrigerator, freezer and cabinets unless items are unopened. All stocked items (oil, vinegar, salt, sugar, spices) may be left.
- Leave used towels in bathroom. Please do not hang towels on doors or doorknobs.
- Leave sheets on the beds.
- Set thermostat to 62 degrees before leaving.
- Turn off all space heaters, fans and AC units.
- Turn off all lights. Note that one lamp in the TV lounge is on a timer and can be left on.
- Be sure to close and lock all windows and doors, and don't forget to lock the door behind you!

    "The Pinehurst neighborhood is a surprisingly quiet residential area despite convenient proximity to I-5, Green Lake, U District, Ballard, Fremont, and Northgate. Public transportation (particularly the 41 bus route) makes Pinehurst an ideal location for people like me who commute to downtown Seattle for work. I take the 41 bus every morning and I make it to my office building in less than 30 minutes without changing buses once. The parks aren't as stellar as surrounding neighborhoods, but they do their job just fine. Check out Northacres Park for a charming forested dog park, or the trail around Jackson Park golf course for a good running route."
