What we look at:

Income: Verifiable gross monthly income of at least 2.5x the monthly rent. Acceptable documentation includes recent pay stubs, offer letters, tax returns, or bank statements.

Rental history: Eviction filings or judgments within the past seven (7) years will be reviewed and may impact application approval. A minimum credit score of 650 is preferred, though we consider the overall picture rather than score alone. All applicants are evaluated based on the totality of their rental history, income, and credit.

Criminal history: Consistent with Montgomery County's Fair Criminal Record Screening Standards, we do not inquire about criminal history until after a conditional offer is made. We do not consider arrests that did not lead to conviction, and we conduct an individualized assessment of any conviction based on its nature, severity, and how recent it is.

Identity verification: Government-issued photo ID required.

Application fee: Applications are submitted through Zillow, which charges a one-time fee of $35 per adult applicant. This fee covers the cost of the background and credit check and allows applicants to submit to unlimited participating Zillow rentals for 30 days. The fee is paid directly to Zillow.

Reusable tenant screening reports: In accordance with Maryland Real Property 8-218, please note that we do not accept reusable (portable) tenant screening reports. All applicants must complete our standard application and screening process.
