- Basement/Den: Finished carpeted basement with exposed brick walls, small closet, 1 tiny window. The basement has a bathroom with a stand-up shower. There is a washer and dryer.

House has central HVAC & air conditioning.

There is a front & back patio. There's 1 reserved parking spot in the back. There is NO yard, so it is not ideal for dogs, although a pet would be acceptable deposit and approval.

Location is one block from Colfax (and convenient #15 bus stop). It's convenient to Cheesman Park and the King Soopers. Views of Capitol from the master bedroom.

This is a nice rowhouse built in 1893; it has character and good upkeep. I have learned that 3 single adult tenants tends to be too tight for this space, 1-2 adults works well. I'm looking for tenants who will care for it and treat it well.

Renter is responsible for gas & electric utilities. (Landlord pays for water). Security deposit + 1st month rent due to secure the lease. Pets are allowed with pet deposit and approval. 1 offstreet parking space is included.
