About this House
Brief:
o 1910 home 1,300ft from the Everett waterfront.
o Zoned as 4-plex with five electrical panels/meters.
o Currently a blank slate with most of the structure visible (no surprises).
o Has been valued up to $350k, currently $295k (assessed by county at $253k).
o Great views of Possession Sound, Mukilteo Ferry, Hat Island, and navy ships.
o Kimberly Clark has razed all buildings increasing views.
o Easy access North, South, East and to downtown Everett.
o No rental income established, but $600 for each studio downstairs, and $1,000+ for two bedroom, 1-1/2 bath, two-story unit upstairs is fair assessment. Total potential income of $2,200 per month.
o Requires finishing inside and work outside to be rentable.
Layout:
Alley basement with lots of storage space, washer/dryer hookups, water heaters, gas furnace, and electric panels. Parking is not adequate; four cars can fit in the drive, but all in a row. It is possible to park another car next to the furthest out, and we have on many occasions. There is no parking on our side of the street, which is a good thing for street appeal. There is ample parking on Grand Avenue. The ground floor has back entrance for a 1-bedroom, 1-bath unit. Front entrance yields access to stairs going up and a 2-room studio apartment on the ground floor with its own bathroom . There is a front porch for this entrance, and a second entrance should be added to give the studio its own entrance. Upstairs was a strange situation in that one of the bathrooms was at the top of the stairs in the common walkway for the upper two units. This was not a shared bathroom, but the occupant of "unit 3" had to walk out into the common area to use it. The two upstairs units were both 2-room studios. The bonus of unit 4 is the access to the attic... the attic is a very large, interesting, livable space with operable skylights and potential for lots of extra storage in the non-livable areas. Because of the steep pitch of the roof, the skylights are actually 5-foot tall windows that give a great view of Possession Sound; there are three on the water side and two on the East side. Although the house is zoned as a 4-plex and four units have been described, the upstairs has been opened up to one, large, two-story unit, albeit unfinished.
