Ceiling fans in living room and both bedrooms to keep cool in the summer. Gas range, gas heat, and gas water heater. Brand new plumbing. Bathroom includes tub/shower combo. Apartment is accessed via stairway. Walk to Jefferson Community Center a block away for community events. Historic neighborhood full of beautiful Victorian homes, a short walk to downtown restaurants, shopping, and transit.

Pets (cat or small, trained adult dog under 10 pounds) considered with additional $500 pet deposit. No cultivating cannabis in any part of the building. No smoking or vaping is allowed inside the unit, in common areas, or in areas that may bother other tenants. *Note: the red steps in the second photo lead to a small, unfinished attic space that is not part of the rental square footage.

Tenant pays electricity/gas, water/sewer, internet/cable. Owner pays for garbage service. On move-in, tenants must procure and produce evidence of standard renters insurance with $100,000 in liability, and provide evidence of renewal each year.

Tenants must submit a complete application which includes the following:

* every adult who will live in the unit must be listed and will be asked to submit an application.
* all pets must be listed on the application
* verifiable rental history for the last 5 years
* pay stubs, bank statements, and/or other verifiable proof of income
* income must meet or exceed 3x the rent
* identification cards / drivers licenses
* vehicle information if applicable, and proof of auto insurance on move-in
* credit score of 650 or higher
* applicants consent to credit and background screening through the application process.
* total number of occupants must not exceed fire code limitations.
