Wonderful villa located in Spearfish, in the beautiful Black Hills of South Dakota. If you have been looking for a summer home or a full-time residence, look no further. This magnificent home was constructed in 2000, but used only as a summer residence until 2016. A new roof was installed in 2020. There is approximately 3,400 square feet, evenly divided on two levels. The upper level contains a master suite and bath with walk-in closet, guest bedroom, and a second, ¾ bath. Also on this level are the dining room, living room, kitchen, dinette area with a sliding door leading to the deck, and a laundry room which opens into the full 2-car garage.
The lower level contains one bedroom, one full bath, and a glassed office area which could be converted to a bedroom. Also downstairs is a large bonus room with closet space. A large gathering area with a wet bar, small refrigerator, and gas fireplace complete this lower level. A sliding patio door leads outside to the lower patio area.
Floor coverings are tile in the dining room, kitchen, dinette area, and all bathrooms. The master bedroom has a cherry laminate floor. The living room, remaining bedrooms, and lower level are all carpeted. The living room carpet was replaced in 2019.
Heating is provided by a forced air gas furnace; central air conditioning is provided by a separate system. Outside, an automated irrigation system services a small grass area and several flower beds. The home is wired for high-speed internet.
Extensive use of windows offers a panoramic view of portions of the Spearfish Country Club golf course, as well as the city and surrounding hills and peaks. The view from the west-facing deck of the sunset over the surrounding mountains is breaktaking.
Spearfish is a community of approximately 15,000 residents. In addition, the campus of Black Hills State University, a NCAA Division II four-year college, adds approximately 4,000 students and provides numerous athletic and cultural events (bhsu.edu). In recent years, Spearfish has been recognized in “Best Small Towns of America” by Livability.com; “Best Towns” by Outside Magazine, and the “Number 1 Community to Retire” by South Dakota Public Broadcasting.
Nearby Black Hills attractions include the famous towns of Deadwood (15-minute drive) which provides a thriving legal gambling scene, and Sturgis, with its annual motorcycle rally. Mt. Rushmore, Crazy Horse Memorial, Devil's Tower, Needles Highway, and numerous other attractions are nearby, set amongst the pristine waters and pine forests of the Black Hills. A second 18-hole golf course, Elkhorn Ridge, is just 5 minutes away. Winter activities include numerous snowmobile and cross-country ski trails, as well as two major downhill ski areas less than an hour away.
Spearfish is located on Interstate 90, a major east-west U.S. highway, just 12 miles from the Wyoming border. Less than an hour away to the east is the larger city of Rapid City, including Rapid City Regional Airport (RAP), which has regular flight service from Delta, American, United, and Allegiant Airlines.
Weather in Spearfish is quite pleasant, with low humidity, warm days and cool nights in the summer (the house is approximately 4,000 feet above sea level). The winters are more temperate in the Hills than in the surrounding plains areas of the Dakotas, although accumulations of winter snow are quite normal. The Fall season, with its magnificent changing colors of aspen and oak trees, is incredible.
This home is part of the 4-home Villas at Canyon Gate HOA as well as the larger, encompassing 18-site Canyon Gate Village HOA. The Villa group maintains a private drive, and provides for winter snow removal.
