Lots of natural light. Large yard and carports with additional on-street parking. Additional locked storage shed in carport. Brand new (11/02/23), natural gas forced air heating and natural gas hot water heater.

12 month lease. Owner pays water and sewer. Tenant pays electricity, gas, and garbage. Tenant provides their own washer and dryer.

Important Rental Qualifications:
- Applicant must have current photo identification and a valid social security number.
- Applicant must exhibit a responsible financial life. Credit score must be a minimum of 650.
- Applicant's monthly household income must exceed three times the rent.
- Applicant's monthly household income must be from a source that has been stable for the past three months and will continue to be stable for the next 6 months.
- Applicants must receive positive references from all previous landlords for the previous 5 years.
- All income must be from a verifiable source. Unverifiable income will not be considered.
- Minimum 1-year lease
- Applicant may not have any evictions/eviction proceedings or unpaid judgments from previous landlords.
- Applicant must be a non-smoker.
- Occupancy is limited to 2 people per bedroom.
- A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility.

Lease Responsibilities:
Owner pays water and sewer. Tenant pays electricity, gas, and garbage. Tenant provides their own clothes washer and dryer. Tenant is responsible for lawn maintenance.

Animals:
If you have a pet(s), there is a $250 nonrefundable pet fee plus $50 per pet per month for dogs over 25 pounds. Small dogs under 25 pounds are $25 per month. Aggressive breeds are not allowed. 2 animal limit. Proof of vaccinations required plus a letter from your current landlord confirming your pet caused no damage.

Mgt goes out of their way to keep you informed and has pleasant surprises in the lobby. A couple of maint on the grounds all day. No loud cars, immature tenants, etc. If a 1br ap is available first floor with the C - C-Trail just feet away..Take in no matter the price, rent it...to die for. The Gym, really nice. A lot of families with children...Perfect! Dog park is always used, all dogs are on a leash. Yup...5 Stars, well done. Mack Foss"
