Owner Responsibility: Owner shall pay all utilities including except internet services. This includes Gas, Electricity, Garbage
Excessive Usage Provision: If utility costs exceed two times (2X) the average monthly utility amount for the property for two (2) or more consecutive months, Owner reserves the right to request Tenant contribution toward the excess amount. Average monthly utility costs shall be calculated based on the previous 12-month period

Pet Limit: Maximum of two (2) pets per household are permitted with prior written approval from Owner. An additional pet deposit of $2000 per pet is required and shall be held in accordance with local security deposit laws.

Minimum Term: This lease requires a minimum term of one (1) year. Owner seeks long-term tenancy due to out-of-country residence and prefers tenants committed to extended occupancy. Tenant must give at least a 30 day notice before ending the lease.
Owner Return Notice: Should Owner decide to return and reclaim the property for personal use, Owner agrees to provide Tenant with a minimum of six (6) months written notice prior to the desired move-out date. This notice period allows Tenant adequate time to secure alternative housing arrangements.

Insurance Requirements- Renters Insurance: Tenant is strongly encouraged to obtain renters/tenant insurance to protect personal belongings and provide liability coverage. Owner's homeowner's insurance does not cover Tenant's personal property or certain liability situations involving Tenant.

Property Management- The property has a property manager who is available to tenants and responds within 24 hours of any request.
