Rules:

Pets We love them, but they can be tough on a rental. The house can't sustain anything larger than 35 pounds. Each pet will need to accounted for and will add the overall rent.
LEASE TERMS
Rent & Late Fees
Rent is due on the 1st of each month.
A 10-day grace period is provided.
$50 Late Fee
Security Deposit
A $2,000 security deposit is required. $1,800 refundable.
The deposit will be returned within 30 days of move-out, pending property inspection.
Rent Adjustments
Rent will only change upon lease renewal; no mid-lease increases.
Utilities & Responsibilities
Utilities
The renter must put all utilities (water, garbage, electricity, gas, etc.) in their name and is responsible for payment.
Yard & Snow Maintenance
The renter is responsible for mowing, watering, weeding, and general yard upkeep.
A lawnmower is provided by the landlord.
The renter is responsible for snow removal, including driveways and sidewalks.
Repairs & Maintenance
The landlord will contact a repair service ASAP, no later than 24 hours in the case of an emergency (e.g., no heat in winter, major plumbing failure).
If the landlord fails to act within 24 hours during an emergency, the renter may arrange repairs independently.
If a furnace filter is found dirty, the renter is responsible for repair costs.
Lease Termination & Subleasing
Early Lease Termination
If the renter leaves early, the security deposit will not be refunded.
Subleasing
The renter is allowed to sublease, subject to landlord approval.
Landlord Entry & Inspections
The landlord must provide 24 hours' notice before entering the property.
In emergency situations, only 2 hours' notice is required.
Pets & Property Care
Pet Waste Removal The renter is responsible for promptly cleaning up and disposing of all pet waste from the yard and surrounding areas.
Pet Damage & Carpet Policy Any pet stains, odors, or damage to carpets will require full carpet replacement at the renter's expense.
Normal Wear & Tear vs. Damage
Since this is a newly renovated property, the following guidelines define acceptable wear & tear versus damage that will result in deductions from the security deposit:

Minor scuffs on walls from furniture
Faded paint due to sunlight
Lightly worn carpet from foot traffic
Small nail holes for hanging pictures
Loose door handles over time
Slow-draining sinks (unless caused by misuse)
Minor wear on countertops

Minor dings in baseboards
Damage (Charged to Renter)
Large holes, stains, or excessive marks on walls
Unauthorized painting or significant wall damage
Carpet stains, burns, or pet damage
Large holes, excessive anchors, or wall-mounted TVs without approval
Broken doors, locks, or excessive force damage
Clogged drains due to hair, grease, or foreign objects
Burns, chips, deep scratches, or excessive staining on countertops
Broken appliances due to misuse or neglect
Water damage, mold from negligence, or deep gouges in baseboards
Move-Out Expectations:
The unit should be returned in the same condition as received, except for normal wear and tear.
Professional carpet cleaning is required upon move-out (or deducted from the deposit).
Any unauthorized alterations (painting, fixtures, etc.) must be restored to the original state.
Additional Terms
No Smoking Smoking is not allowed anywhere inside the property, including garages and enclosed spaces. Violation may result in cleaning fees and potential lease termination.
Renter's Insurance is not required, but strongly recommended for protection.
