1. Premises and Authorized Occupants
The landlord leases to the tenant the second- and third-floor apartment at 116 Gridley Street, Bristol, Connecticut (the Premises), together with two designated off-street parking spaces. The Premises may be used only as a private residence by the following authorized occupants:

No person may establish residence at the Premises without the landlord's prior written consent, subject to applicable law.
2. Lease Term
The lease term is 12 months, beginning __________________ and ending __________________ at 11:59 p.m. Continued occupancy after expiration is permitted only by written agreement or as provided by Connecticut law. Required notice before nonrenewal: ______ days.
3. Rent, Payment and Lawful Late Charge
Monthly rent is $2,000 and is due on or before the first day of each month. Payment method and delivery address/account: ________________________________________________. The landlord will provide a written receipt for non-electronic payments as required by law.
Connecticut grace period and late fee. For monthly rent, the tenant has the nine-day grace period required by Connecticut law. If the full payment is not received within that period, the landlord may charge $5 for each day the rent remains unpaid, up to $50 for that delinquent monthly payment. The fee will not exceed 5% of the delinquent rent, and only one late charge may be assessed for each delinquent payment. This provision is intended to comply with Conn. Gen. Stat. 47a-15a.
Acceptance of a partial or late payment does not amend this lease or waive a lawful remedy unless the landlord agrees in writing or the law provides otherwise.
4. Security Deposit

The deposit may not exceed the limit imposed by Connecticut law (generally two months' rent, or one month's rent when a tenant is age 62 or older). The landlord will keep it in a qualifying escrow account at a Connecticut financial institution, separate from personal or operating funds, and pay or credit interest at the rate required by law. The 2026 statutory deposit-index rate is 0.49%; the rate may change annually.
After the tenancy ends, the landlord will return the deposit and required interest or deliver an itemized written statement of lawful deductions with any remaining balance within 21 days. If the tenant has not provided a written forwarding address, the landlord must comply within 15 days after receiving that address. The controlling deadline is Conn. Gen. Stat. 47a-21.
Lawful deductions may include unpaid rent or utilities owed to the landlord and damage beyond ordinary wear and tear, but not ordinary wear and tear or any amount prohibited by law.
5. Utilities and Heating
The landlord pays the water bill.
The tenant pays all electricity charges for the Premises.
Heat is provided by a forced-air system powered by an oil furnace.
The tenant must purchase heating oil and maintain an adequate oil supply at all times during the tenancy, including during absences and cold weather, to prevent loss of heat, frozen pipes or property damage.
No utility responsibility is transferred to the tenant unless the service is separately metered or otherwise lawfully chargeable to the tenant.
6. Parking and Optional Garage
The rent includes two designated off-street parking spaces. Vehicles must be registered, operable and parked only in assigned areas. The tenant may not perform major vehicle repairs, store unregistered vehicles or block driveways, fire access, walkways or snow-removal areas.
The garage is not included in the $2,000 rent unless the parties select and initial an option below. Garage rent is additional monthly rent under a separate written garage agreement or addendum:

7. Tenant Care, Cleanliness and Conduct
The tenant must keep the yard clean and free of trash and debris. The tenant must keep all hallways and common areas clean, orderly and free of personal belongings, trash and obstructions. This duty does not include lawn mowing or other lawn care unless later agreed in a separate signed writing.
Keep the dwelling unit clean and safe and properly dispose of garbage and trash.
Use plumbing, electrical, heating, sanitary and other facilities reasonably and keep fixtures reasonably clean.
Promptly notify the landlord of leaks, loss of heat, unsafe conditions, infestation, damage or repairs needed.
Do not deliberately or negligently damage the property or permit household members or guests to do so.
Do not create a nuisance, disturb neighbors, obstruct common areas or engage in unlawful activity at the property.
Comply with applicable housing, health, fire and safety requirements primarily imposed on tenants.
8. Landlord Responsibilities
Comply with applicable housing, health, building and safety codes.
Maintain the Premises in a fit and habitable condition and make necessary repairs within a reasonable time after notice.
Maintain supplied electrical, plumbing, sanitary, heating and ventilating systems and appliances in safe working order.
Maintain common areas as required by Connecticut law and provide appropriate waste facilities and required water, hot water and heating facilities.
Make reasonable efforts to mitigate damages if the tenant vacates before the lease ends, as required by law.
9. Routine Inspections and Entry
The landlord may request access for reasonable routine inspections, necessary or agreed repairs, alterations or improvements, supplying services, or showing the Premises to prospective or actual purchasers, mortgagees, tenants, workers or contractors. Except in an emergency or another circumstance authorized by law, the landlord will give reasonable written or oral notice, request the tenant's consent and enter only at a reasonable time. The tenant must not unreasonably withhold consent. The landlord will not abuse the right of entry or use it to harass the tenant. In an emergency, entry may occur without prior notice or consent as permitted by Conn. Gen. Stat. 47a-16.
The landlord may reasonably document the condition with written notes, photographs or video, while respecting the tenant's privacy and applicable law.
10. Repairs, Alterations and Locks
The tenant may not paint, remodel, install fixtures, change locks, mount exterior equipment or make other material alterations without the landlord's prior written consent. The tenant must not withhold rent, repair and deduct, or arrange a repair at the landlord's expense except as expressly permitted by Connecticut law. The tenant must not disable or remove smoke alarms, carbon-monoxide alarms or safety equipment.
11. Pets

13. Guests, Assignment and Subletting

The tenant must provide a written forwarding address.
The parties may conduct a move-out inspection by agreement. The landlord may document conditions and actual reasonable costs. Deposit deductions and return will follow Conn. Gen. Stat. 47a-21; no lease language creates a deduction or deadline inconsistent with that statute.
16. Default and Remedies
If either party fails to comply with this lease, the other party may exercise only the notices, procedures and remedies allowed by Connecticut law. The landlord may not use self-help eviction, change locks, remove the tenant's belongings or shut off essential services to force the tenant to leave. Nothing in this lease waives a nonwaivable right or remedy.
17. Notices
Notices must be delivered to the addresses stated in this lease by a method permitted by the lease and Connecticut law. Statutory notices, including notices to quit, must satisfy the form, service and timing requirements of applicable law and are not replaced by ordinary email or text unless the law permits that method.
18. Rules, Severability and Entire Agreement
Any landlord rule must be reasonable, apply fairly, relate to safety, welfare, preservation or fair use of the property, and be communicated as required by law. If a provision is unlawful or unenforceable, it will be limited or removed to the extent necessary without invalidating the remaining lawful provisions. This lease and its signed addenda contain the parties' entire agreement. Changes must be in a writing signed by both parties unless applicable law provides otherwise. Connecticut law governs.

The tenant acknowledges receipt of each checked item. The landlord must determine which disclosures apply before signing:
