I am a female homeowner seeking a clean, mature, respectful, and responsible housemate. If you are looking for a furnished room with a private bathroom in a peaceful environment, then look no more.
Utilities and wifi are included in the rent.
I will provide cleaning supplies, toilet paper, paper towels, laundry detergent, and trash bags.
You will be responsible for your own toiletries, like soap, toothpaste, shampoo, deodorant, etc.
I am looking to rent one of two available furnished rooms in my 3-bedroom, 2 1/2 bath townhome in a subdivision off of Cary Parkway. There are multiple parks and lakes nearby, two grocery stores that are in walking distance, and I am close to Apex,Raleigh, and Morrisville. The neighborhood is quiet and safe, the neighbors mind their own business, but are friendly, and there is a greenway behind my place if you enjoy taking walks. It is truly a great place to live.
I am charging $800 per month, which includes utilities, and I do require a deposit of $800 if I only rent one room. If you are agreeable with the second room being rented and sharing a bathroom, the rent would go down to $600 per month. The price is not negotiable. The lease will be month to month, but ideally, I am looking to rent to someone who would like to rent a place for a minimum of 6 months to a year.
Things to consider before contacting me:
1) Shared access to common areas- Kitchen, Living room, Washer & Dryer.
2) Proof of income/employment is required
3) Security deposit and 1st month's rent are required to move in
4) No pets
5) If you have transportation, only one vehicle is allowed as there are limited parking spaces for residents
6) This is a furnished room, there is no room for any other furniture and no place for me to store the furniture that is already in the room, so please don't contact me if you are looking for an unfurnished room.
FYI, I will keep this ad posted until the room is rented, so no need to ask if it is available. If it is posted, it is available. I will take the ad down once someone signs the month-to-month lease.

TENANT AGREES TO THE FOLLOWING:
1) To accept the dwelling "as is," having already inspected it.
2) To keep the yard and garbage area clean.
3) To keep from making loud noises and disturbances and to only play music and TV at a volume that will not disturb the housemate's peace and quiet.
4) Not to paint the dwelling without first getting Owner's written permission.
5) To park his/her motor vehicle in the designated space and to keep that space clean of oil drippings and grease. Tenant may only park one vehicle on the premises.
6) Not to repair his/her motor vehicle on the premises if such repairs will take longer than a day.
7) To allow Owner to inspect the room, work on it, or show it to prospective
tenants with reasonable notice at reasonable times.
8) Not to keep any liquid-filled furniture in the dwelling.
9) To pay rent by cash, direct deposit, or money order made out to the Owner.
10) To pay for repairs of ALL damages caused by Tenant or tenant's guests.
11) To pay for any windows broken by tenant or tenant's guest(s).
12) To provide his/her own toiletries.
13) To not touch/eat the Owner's or other tenant's food, or drink the Owner's or other tenant's drinks without express permission. Tenant is responsible for buying all of his/her own food and drinks.
14) To keep the bathroom neat and clean. Tenant is responsible for taking out the trash, cleaning the tub and toilet and keeping the vanity clean.
15) To not use any illegal drugs in the house or on the property. If Tenant is found to have, or use, illegal drugs on the premises the owner reserves the right to ask that he/she vacate the premises in 24 hours
16) To pay rent on time each month. There will be a 3-day grace period. Any payment made after that 3-day grace period will be subject to a 5% late fee.
17) No other furniture may be brought into the residence without the Owner's permission.
18) To keep the common areas (living room, dining room, kitchen, bathroom and back deck) neat and clean.
19) Not to enter the Owner's room or other tenant's room without permission.
20) To not store any items in the hallways or any other areas except for the tenant's room or the attic. Items may not be left in the hallway area for longer than one day.
Violation of any part of this agreement, or repeated nonpayment of rent when due, shall be cause for the Tenant to receive a 7-Day Notice to Vacate.
