This is a Share Rental. I'm looking for ONE housemate to share a 3 bed 2 bath house in North Davis with one other tenant (myself). I realize that Zillow is not particularly set up for share rentals and housemate situations, so please read through this section before sending me questions. Looking for one student / postdoc / faculty / professional to share a beautiful house in North Davis with a responsible postdoctoral research psychologist at UC Davis. I'm looking for an egalitarian vibe, where we develop rules together, are both comfortable in the entire house, and have equitable access to all shared living spaces with no social hierarchy. Rent includes high-speed internet, bedroom, private office, private bathroom, a new washer/dryer, driveway parking, and all amenities. It will be available September 1, 2025. The deposit is last month's rent.
This is a well-maintained, clean, and recently renovated 1400ft2 3-bed / 2-bath house. The house is in excellent condition and is located in the safe, quiet NorthStar neighborhood in North Davis. Rent is $1300 (well below market rate for this house [$3500 total]) and includes two adjacent 11x11ft rooms (bedroom + office, or however you would like to use them), in addition to your own private bathroom. Alternatively, for $1200, I would be fine using the extra room as a shared office; it's totally up to you.
Both available rooms have new, dual-pane sliding glass door separate entryways as seen in the photos. The house has vaulted ceilings, lots of skylights, a central atrium, and large professionally landscaped yards with a fire pit and room for gardening. I take care of all yard maintenance. The neighborhood is full of greenbelts, and we're a five-minute walk to the NorthStar Park and Trail, a 10-minute bike ride to campus and downtown, and on the UCD Unitrans Bus Line.
High-speed internet and City of Davis Water/Sewer/Garbage fees are included in rent. PG&E is split monthly and fairly (e.g., if you are gone for half of a month, I would not expect your full 50% share). The place is energy efficient, in part due to a new HVAC system (central AC/heat) and recently replaced appliances including refrigerator, dishwasher, water heater, and washer/dryer. Over the past 4 months, on average, PG&E has totaled $175 per month ($87 each). The entire property, inside and out, is kept in excellent condition. Anything in need of repair is fixed promptly. The house is furnished but the bedrooms are not (I do have an extra desk if you'd like to use it). The shared living spaces are kept fairly minimalist, clean, and uncluttered (this is required [shared living spaces only, of course!]). We have a new steam cleaner for the carpets, as well as a Roomba and a commercial upright vacuum. While there is some room for storage in the garage, it is not a lot.
I'm a socially conscious 45 y/o male (he, him) research scientist and instructor in developmental psychology at UC Davis, where I study family relationships and intergenerational risk factors for adolescent anxiety. I also work with local 6th - 12th grade students and am studying for my master's in clinical social work. The dynamic I'm looking for at home is equitable and characterized by mutual respect, where communication is open and housemates do not ever feel powerless or confined to their rooms. I can be outgoing, but do not ever expect housemates to feel obligated by any strange friendship expectations (e.g., the occasional shared meal or drink is nice, but never expected). And there is no social hierarchy; house rules and expectations would be developed and agreed upon by the two of us. I occasionally enjoy going out or having a few friends over, but I'm done with huge crazy parties. I have no problem with weed but am not a big fan myself. I have a 15 y/o super-friendly rescue dog who absolutely loves people, is well-behaved, gets frequent baths, and does well with cats and other dogs, which are welcome, depending on fit. Guests are absolutely welcome, of course.
There are a few dealbreakers on my end (as I'm sure you have yours). First, it is an absolute priority of mine for everyone to feel safe and comfortable at home. So, basic respect, kindness, and non-volatile conflict resolution skills without lashing out is a requirement. Second, a preference for (and commitment to) keeping shared living spaces clean and uncluttered is essential. Finally, while we do not need to share identical values and beliefs, a sincere respect for racial, ethnic, sexual, and gender minorities is absolutely required.
