The entire north side of the building has an overhang measuring 24' x 140' for hay storage and there is also a vehicle/equipment bay measuring 40' 6" x 23' 5" for truck or trailer parking.



The remaining acreage of this tremendous horse property consists of paddocks, an outdoor riding area, round pen and 15 acres of irrigated hayfields. There is over 5,500 lineal feet of welded pipe fencing surrounding the 6 horse paddocks and arenas. Frost free hydrants and electricity are strategically located at the pen intersections for easy watering, electric heaters and electric fence chargers. Excellent water rights and a series of underground pipes and valves makes moving water a very simple and efficient process. Underground piping allows for head water and tail water to be easily diverted to different areas of the property including a nice wooded area, several tree rows, gardens and an irrigation holding pond with water fall.



The western slope is considered by many, one of the nicest places to live in the state of Colorado. Situated in a high desert, the western slope has warm summers and mild winters. At approximately 5,300' in elevation, this horse property is positioned nicely between many wonderful places to trail ride. The Grand Mesa National Forest is located less than 30 minutes to the north, containing over 500 square miles of trails and mountain backcountry to explore. When the snow begins to fly, there are plenty of places to ride near Delta, CO. The Adobe Buttes, Peach Valley--near the Black Canyon of the Gunnison, and Escalante & Dominquez Canyons are all less than 30 minutes away and contain thousands of BLM acres that are ridable virtually every month of the year. Long growing seasons and abundant water put this horse property in a prime locale. Situated in the Surface Creek Valley, this property is about 10 minutes from Delta, CO. Delta, a town of around 10,000 residents, has several grocery stores (including Walmart), a hospital, doctor's offices and restaurants. Cedaredge, about 10 minutes north, is a nice little town of about 2,000 area residents with a grocery store, lumber yard, doctor's offices, restaurants and shops. There are also two golf courses in the area, Cedaredge Golf Club and Devil's Thumb Golf Course, in Delta. Both Cedaredge and Delta have K-12 schools and the Delta County School District has open enrollment. Recreational activities in the surrounding area include big-game hunting--for elk, mule deer & black bear, fishing--fly fishing the Gunnison River or the many high-country mountain lakes on the Grand Mesa, hiking, biking, Nordic skiing, downhill skiing (Powderhorn Resort is about 1 hour away), snowmobiling and of course--horseback riding.
