2) Photo ID for All residents over 18. All must be on lease. Moving in without being on the lease is fraud and will be prosecuted. No visitors or house sitters beyond 48hours without written permission from the managers.
3) No recent eviction policy, complies with recent regulations.
4) All utilities in your name before move in. Independence Utilities. Must sign up for trash service and show us the first month confirmation.
5) Deposit and First month's rent paid in full before move in.
6) No illegal substance use or possession will be tolerated. Independence Police and Codes enforcement do patrol and have permission to be on the grounds (not inside unless tenant consents).
7) References are required.
8) Nonrefundable pet deposit of $400 plus an extra $40/month.
Must have renters insurance covering liability for your pet hurting someone.
9) No CASH! Please pay online, money order, or check.

Please put the address in your smart phone and go look at the unit before calling or filling out the application. If the unit is being cleaned, painted, and/or repaired, when you show up, the crew can show you the unit on the spot. Otherwise, please come to our home office to put down a $20 key deposit to borrow a key.
