Comprehensive reusable residential screening reports are NOT accepted.

HOW TO APPLY: Applications are processed in the order received. The application fee is $50 per adult. Each occupant over 18 must be screened. We do business in accordance with local, state and federal Fair Housing laws, and rental and criminal history is checked back seven (7) years. Your current credit report and income will be checked.

INCOME REQUIREMENT: Two and a half (2 1/2) times the tenants' portion of the monthly rent is required in gross income, from all applicants and sources combined. All income must be verifiable. Paystubs or tax forms may be acceptable.

RENTAL HISTORY REQUIREMENT:
Two (2) years of prior rental history is the minimum required and your payment history, complaints/notices, proper move out notice and damages to the property will be considered. Rentals without a lease (family, unauthorized roommates) do not carry the same weight, and will be considered at the property manager's sole discretion. Open or paid rental collections are considered negative rental history, and may result in the denial of your application. ANY EVICTION (unlawful detainer action) within the last seven (7) years WILL RESULT IN AN AUTOMATIC DENIAL OF ALL APPLICANTS.

CREDIT/SSN REQUIREMENT: Your full credit report will be checked, in accordance with state and federal FCRA rules. Poor credit or lack of credit may be reason to deny your application, at the property manager's sole discretion. You must provide a valid Social Security number for this screening.

CRIMINAL HISTORY REQUIREMENT:
In order to promote safety, security, and liability protection public records of criminal convictions within the last seven (7) years based on date of release from court supervision will be checked on all applicants. Property Owner will not lease to an individual found guilty of crimes against persons or property that are violent or destructive, drug manufacturing or distribution, sex offenses or substantially similar crimes, subject to the details of your individual history as reviewed by property manager.

CO-SIGNERS:
If a co-signer is allowed they must live in Spokane County, have strong credit, adequate income to cover your expenses as well as their own that can be garnished and verified by screening. Co-signers are party to the lease for the entire tenancy. The screening fee is $25 per co-signer.

PETS:
No animals of any kind are allowed without express written permission, a Pet Addendum to the lease, current licenses and vaccinations and an addition to the deposit, an extra fee, and/or monthly pet rent. Each property is different, please verify the terms before applying. Assistance animals are not pets, your need must be verified in writing by an appropriate third party and require a Companion/Service Animal Addendum to the lease.

DEPOSIT/HOLDING FEES:
If approved, the damage/security/cleaning deposit may be up to twice the monthly rent depending on your application results. Upon approval of your application, you have 24 hours to sign a Holding Agreement and pay a holding fee, usually equal to one month's rent less fifty dollars (rent - $50) by cashier's check or money order made out to M. Yocum. If a lease is not signed this fee will be forfeited to the property manager as liquidated damages. Upon signing a lease this amount will be applied to your damage/security/cleaning deposit. Your first month's rent is pro-rated and a non-refundable administrative fee of $200.00 must be paid at lease signing. Your application will be processed by Acranet in accordance with Washington's Fair Tenant Screening Act of 2012 and the Fair Credit Reporting Act (FCRA) and they utilize Trans Union for their credit report portion of their screening. You have the right to dispute adverse information obtained and receive a free copy of your credit report on request in writing. If you are denied due to information obtained from third party sources, you have the right to obtain disclosure of the nature of the information by making a written request to the Acranet office within sixty (60) days. Mgt goes out of their way to keep you informed and has pleasant surprises in the lobby. A couple of maint on the grounds all day. No loud cars, immature tenants, etc. If a 1br ap is available first floor with the C - C-Trail just feet away..Take in no matter the price, rent it...to die for. The Gym, really nice. A lot of families with children...Perfect! Dog park is always used, all dogs are on a leash. Yup...5 Stars, well done. Mack Foss"
