About this House

The property consist of an old mobile home style improvement reportedly constructed in 1957 with 656 S.F. The
improvement is severely diminished physically and is near the end of it's useful life contributing minimal to no value
overall. I did not inspect the improvements but was able to step inside and snap a couple of interior photos. There is
electric on and a furnace was running at the time. The property is not secure with the front door being held closed by
a yard rake. However, improvements which contribute some value to the site is the driveway, well for water supply,
some type of septic system for sewage disposal, and electric to the improvement. As noted, the dwelling contributes
minimal value to the site. The cost to remove the dwelling is estimated to be equal to that of the contributory value at
present. Therefore, there is no additional value or deduction to the value with consideration of the dwelling as a
typical buyer for the site would likely remove the existing dwelling but would consider the value of other on site
improvements which contribute value.
As per the plat map observed per the Jasper County Assessor, the subject site is rectangular in shape from east to
west with the depth being approximately 2 1/2 times the frontage. There were no dimensions of the site available but
contains approximately 2.00± acres. The east property line has frontage along the west side of C.R. 400 East while
the south, east, and west property lines are interior. The site is somewhat rolling and somewhat wooded.
According to Flood Insurance Rate Maps published by the U.S. Department of Housing and Urban Development
Federal Insurance Administration, the subject carries a Zone C classification indicating areas which are not prone to
flooding according to map panel 180439 00012, dated July 1, 1994.

    "People who drive by always wave. Large lots, a lot of wildlife and very quiet. Home prices are climbing in value but taxes are relatively low compared to areas up north. Schools are excellent. A lot of people are moving out this way creating a low inventory of houses for sale. Prices have become inflated because of this "
