Pets: Pets are welcome with prior written landlord approval. Pet fees, deposits, and monthly pet rent will vary depending on the type, breed, size, age, and number of approved pets. A minimum refundable pet deposit of $300 and a minimum monthly pet rent of $50 per approved pet may apply. Tenants are fully responsible for any damage, odors, stains, landscaping damage, pest treatment, or additional cleaning caused by their pets beyond normal wear and tear. Breed, size, and number restrictions may apply, and all pets must comply with the landlord's pet policy.

No smoking or vaping is permitted inside the home.

Tenant is responsible for establishing and paying for all utilities, including electricity, water, sewer, trash, natural gas (if applicable), internet, cable, and any other utility or communication services.

The home must be maintained in a clean, sanitary, and orderly condition at all times. Excessive dirt, trash accumulation, unsanitary conditions, neglect, or failure to properly care for the property may constitute a lease violation.

Tenant is responsible for replacing HVAC air filters, smoke detector batteries, and interior light bulbs during the lease term.

Tenant is responsible for the cost of repairing any damage caused by the tenant, occupants, guests, or pets beyond normal wear and tear.

The front and back yards will be professionally landscaped with decorative rock prior to move-in. The tenant is responsible for keeping the landscaping clean, neat, and free of weeds, trash, leaves, and debris at all times.

Monthly property inspections will be conducted with reasonable advance notice in accordance with Texas law.

All occupants 18 years of age or older must complete a rental application and successfully pass a credit check, criminal background check, rental history verification, and income/employment verification. Applicants must have no prior evictions or outstanding landlord collections.

Renter's Insurance: Tenant is required to maintain renter's insurance for the entire lease term with a minimum of $100,000 in personal liability coverage.

Proof of insurance must be provided before move-in and maintained throughout the lease. The landlord may request updated proof of coverage at any time. The landlord's insurance covers the structure only and does not insure the tenant's personal belongings. Failure to maintain the required renter's insurance is a violation of the lease and may result in default under the lease agreement.
