Renters are responsible for all Utilities. Water, Electric and Gas are paid to Superior Water, Light and Power, while the landlord collects the payment for Sewage, Trash and Recycling. Sewage is approximately $25 per person per month, and trash and recycling are $12 per month.

Last month's rent and deposit are due at lease signing.

Smoking is not permitted inside, nor on the property. For insurance purposes, tenants and guests must smoke off the property (in the alley, on the sidewalk, etc.)

This is a 12 month lease, though tenants in good standing may renew for an additional year if they wish to stay. The landlord will typically reach out to the tenant in early January to inquire if they wish to renew. If the tenant would like to renew the lease, a lease extension is signed, unless otherwise indicated at the time.

There is a $35 application fee, though this is collected at lease signing. Hence, if you do not rent the property, you do not pay for the application.

The Landlord is a licensed contractor and will provide all maintenance for the property. Phones are answered 24 hours a day for emergency needs!

Washer and Dryer can be rented for $70 per month ($35 per machine). If you already own your own machines, you are welcome to bring them!
