2. Income & Employment Verification
Income Threshold: Total gross household income must be at least ____ times the monthly rent amount (industry standard is typically 3x).
Proof of Income: Applicants must provide written verification of income covering the last 60 days. Acceptable documentation includes consecutive, recent pay stubs; W-2s/tax returns; or 3 months of consecutive bank statements if self-employed.
Employment Stability: A minimum of 3 months of continuous employment with the current employer or within the same industry is preferred.
3. Credit History Standards
A comprehensive credit report will be pulled for all adult applicants through TransUnion RentSpree via email inviatation). Grounds for denial or an increased security deposit include:
Credit Score: A credit score below 650 may result in denial or require a qualified co-signer or additional deposit.
Delinquencies: Open bankruptcies, active foreclosures, repossession history, or outstanding balances owed to utility companies or past landlords.
Payment History: Excessive late payments or collections accounts over the past 24 months.
4. Rental & Eviction History
Previous Residence Verification: Applicants must provide contact information for their previous ____ years
of landlords. References must reflect on-time payments, proper lease fulfillment, and no structural property damage.
Evictions: Any individual with a filed eviction lawsuit, forcible detainer action, or eviction judgment within the last ____ years will be automatically denied.
5. Criminal Background Check
The Landlord performs criminal history screenings on all applicants aged 18 and older in strict compliance with Federal Fair Housing regulations.
