SMOKING: Smoking is strictly prohibited inside the unit, on the balcony, or any common area of the building. If smoking is detected, the tenant will be held responsible for any costs incurred for cleaning or damages.

UTILITIES: The tenant will be responsible for the payment of all utilities associated with the unit, including gas, water and electricity.

LEASE TERM: The lease term will be for 12 months, starting from the move-in date.

RENT: The monthly rent will be $3900, due on the 1st of each month. A late fee of $75 will be charged for rent received after the 5th of the month.

SECURITY DEPOSIT: A security deposit of $3900 is required at the time of lease signing. The deposit will be refunded at the end of the lease term, provided there are no damages to the unit.

MAINTENANCE: The tenant is responsible for maintaining the unit in a clean and orderly condition. The landlord will be responsible for major repairs, while the tenant is responsible for minor repairs.

INSURANCE: The tenant is responsible for obtaining and maintaining renter's insurance throughout the lease term.

EARLY TERMINATION: If the tenant wishes to terminate the lease before the end of the lease term, the tenant will be responsible for paying the remaining rent due on the lease.

LANDLORD ACCESS: The landlord may access the unit for the purpose of making repairs, conducting inspections, or showing the unit to prospective tenants with 24 hours written notice to the tenant.
