Description

Welcome home to this Westside Gem of a property. It is ideally located just steps (three blocks walking distance) from Paso Robles' thriving downtown but just enough off the beaten path to provide both convenience and privacy. The home is at the corner of not one but two quiet, dead end streets (11th and Chestnut Streets) and offers a quiet streetside presence and virtually no through traffic. Comprised of three bedrooms and two full bathrooms of custom living space, this is one of those exceedingly rare opportunities to own a (1905 year built) craftsman style home that is at once classic and also virtually "new" having been updated significantly. In January of 2013 the owners completed an extensive project that entailed taking the entire structure down to the studs, a 200 square foot demolition and a 450 square foot permitted addition with new electrical (200 amp service) and plumbing, a fully owned roof top solar system, Rinnai R94 tankless water heater, a new roof, water softener, R30 insulation and new drywall, an opening skylight, dual pane windows and a new Trane 95% efficient HVAC system. The chef's kitchen features leathered granite and marble countertops, a modern Energy Star rated appliance package as well as a spacious walk-in pantry. All non-flourescent light fixtures have LED bulbs. The bathrooms were also remodeled with leathered granite and marble countertops. The finished basement is concrete floored and approximately 450 square feet and provides all weather access to the mechanicals of the home and provides a prodigious amount of storage. The exterior is clad in Hardie Board "architectural series" (thicker construction) and outside you'll find two redwood decks and concrete and flagstone hardscapes for your enjoyment, in addition to a kitchen garden featuring four raised beds and custom fencing and fruit bearing fig and apple trees. The low maintenance landscaping is irrigated and there are three majestic blue oak (quercus douglasi) trees that adorn the private, fenced yard. When it's time to unwind, just take the lid off the two-person hot tub and soak away all your troubles. There's a detached two car garage with an attached, vintage "storage shed/shop" that is approximately 300 square feet in size and there's a trash enclosure to house your bins. This home hasn't been on the market since the owner's purchased it and if you're the lucky buyer, it won't likely come on the market again.

"Summer Concerts in the Park; Holiday parade and Vine Street showcase; Halloween downtown; California Midstate Fair"

"As a new full-time resident the schools have been outstanding so far at Pifer and Lewis. Single high school in town is a plus. Growth is imminent however. "
  • Amber S.
"I've lived here for a year now. generally the people are friendly and speak when you see them out on a walk. people take pride in their yard and surrounding so that makes the neighborhood attractive. the neighborhood is usually quiet in the evening and relatively safe."
  • Thb1985
"Generally speaking, dogs are frowned upon and often disguised as cats in some neighborhoods on the east side of town where they enforce the rule."
  • Dena S.
"We have ample transportation here in this neighborhood especially the local Paso express and the Arta bus!!"
  • aGregg
"No dogs are allowed in the park except your dog. If it's your dog, it's fine. They should be kept on leash if necessary and always closely watched and cleaned up after them. Pro Tips: if your dog is not comfortable around children or other dogs, keep them on leash. The signs really say no dogs but it's not enforced and everyone clearly likes it that way."
  • Tracyskarma
"Everybody is very friendly and they look out for each other.. Nice parks nearby and also a excellent Mexican food & margarita restaurant."
  • Kai M. .
"It’s homey, peaceful some might say a perfect little place to raise a family. The weather is nice and warm, and it’s close to the beach. "
  • Lynn W.
"Commuting to work around this small town is less than 10 minutes. Very low traffic issues. Streets are being repaired and improved. "

"Great town. I feel safe here. Low crime rate. Community police officers help with disputes. People are friendly. Great school District."
  • Trulia User
"The schools have gotten better through the years but they still rate behind Templeton. The best elementary is Kermit King & Georgia Brown, Lewis for middle school. "
  • Drew A. L. C.
"Nice, quiet community. We trust our neighbors and there is no crime. This is the cheapest place to live in Paso Robles, with an acre of land."
  • Khldoc
"Close knit safe friendly place to live.Living on the cul-de-sac makes it seem like a tiny neighborhood. Very quiet."
  • Dennis B.
"Villa Verde is quiet and beautiful. Construction of home is high end, with solid core doors, etc. People get along, and pride of ownership is apparent on all properties."
  • Ironpile
"we are a tight knit community who sticks together. There are numerous wine events, and concerts in the park. "
  • Tarap
"People walk their dogs all the time. Many clean up after their dogs, but not as much in neighborhoods with elderly people. Paso is a very dog friendly town."
  • Drew And Lisa Cook
"Good sense of community. Dirt road gets messy in winter, but neigbors do a good job of scraping it. Dead end allows lots of privacy."
