Application Fee: $50 per adult applicant (non-refundable)

Minimum Requirements:
- Credit score of at least 600
- No felonies
- Verifiable monthly income, 3 times the rent amount
- Good standing rental history
- No evictions or unlawful detainers
- No balance owed to previous landlord

Total Cost to Move-In:
- First month's full rent
- Security deposit: 2x rent for credit scores between 575-599, 1x rent for credit scores above 600
- First month's sewer and trash (total $84)
- Pet owners: First month's pet rent ($50 per pet) plus one-time pet fee of $250 per pet
- Prorated rent, sewer, and trash charges will be charged the following month

What's Needed Before You Receive Keys:
- Signed lease
- Utility Account Numbers (Gas, Electric, and Water)
- Occupancy Permit
- Renter's Insurance Declaration's Page with new address listed
- Payment of all fees

To secure the rental property, the approved applicant is required to place a deposit equivalent to one month's rent or the specified amount based on their credit application. Pets are welcome with a non-refundable pet fee.

Resident is responsible for all utilities, including Gas, Electric, Water, Sewer, and Trash. These utilities are not included in the base rent pricing. Stoves and refrigerators will be provided in all homes.
