Upstairs 2 bedroom apartment for rent in multi-family property located nearest to the Church Ave 2/5 trains.
The apartment is roughly 600 sqft and has an eat-in galley, industrial style kitchen with a dishwasher, and updated bathroom with tub/shower combo. There is ample space for a portable clothes washing machine, if you have one.
The smallest bedroom can fit a twin bed and makes a great office.
The larger bedroom can fit a king-sized bed, but it has been used as the living room since it is the largest - both of these rooms have dimmer light switches and overlook the backyard (very quiet - you can hear the birds chirping all day long and feel like you are in the trees). There is also a window A/C unit in the large back bedroom that you are welcome to use for as long as it functions, but can be removed if desired.
The middle room has an A/C Mini split unit with a skylight that opens; it also fits a queen bed.
All rooms have decent sized closets, and there is an extra coat closet in the hallway.

The front of the house has a zen garden with three benches, perfect for outdoor hangs and morning coffee.

Overall the space is best suited for a couple, but two roommates or a small family would do well, too. No indoor smoking is allowed. Pets and painting with approval are fine - make your home cozy.

The Neighborhood:
Active block association with many neighbors who are more like friends, participating in clean ups, gardening, happy hours, and block parties. By the Church Ave 2/5; 20 min walk to B/Q at Church; B44 is 5 min.

Utilities, Rent pricing, and Availability:
Because the house is getting solar panels soon, the cost of electricity is in the rent, as well as water and Fios high-speed internet (if desired). Gas utility bill for heating and cooking to be set up in the tenant's name. Price is $2450/month May-October, and $2350 November-April when electricity usage goes down.

Available May 1st, but earlier may be accommodated.

No broker fee. First month rent $2450 and deposit of $2450 required for move in. Credit and background check cost of $150 per person is also required. Must demonstrate 3 months of income. Reference from current or prior landlord is a huge plus but not required
