Must love dogs and cats. Lots of natural light. View of catskill mountains. Close to the shops and reservoir aka "summit lake". hiking trails and HighFalls waterfalls is close by.

$720 is per room and due at the time of move in. all utilities are included in base rent except water. that is billed quarterley and shared between occupants.. To start there is a three month lease. After a Trial time, 1 year or 6 month lease will be approved. No smoking in the house. No heavy drinking or hard drugs / late night guests should be planned and be well known to you for security and safety of everyone.

    "I bought a weekend house in Philmont (we lived in NYC metro area) in 2005 and by 2008 it was my primary home. We fell in love with the village and its residents and couldn't bear to leave come Sunday. The best secret in Columbia County: lower home prices than surrounding areas for beautiful historic homes, 12 minutes to Hudson, 5 excellent restaurants in the village within walking distance, huge park and playground at bottom of Church street, great school system, progressive artsy community. Definitely worth checking out."
